Newmark Arranges $38 Million Construction Loan from Catal Capital for Camp Margaritaville Resort Golden Isles
Newmark has arranged $38 million in construction financing for Camp Margaritaville Resort Golden Isles, a planned 341-space luxury RV resort in Brunswick, Georgia, the firm announced Nov. 5. Catal Capital provided the loan on behalf of borrowers South Street Partners and Brighton Real Estate Ventures, the project's developers.
Newmark Team Arranged the Construction Financing
Newmark Managing Director Tyler Dumon and Associate Tate Keir arranged the financing on behalf of South Street Partners and Brighton Real Estate Ventures. Jordan Roeschlaub, co-head of Global Debt & Structured Finance, and Vice Chairman Nick Scribani provided oversight.
The resort broke ground on Oct. 28, 2026, and is currently under construction. It is expected to open in early 2028. The $38 million loan equates to roughly $111,440 per planned space, a financing-based metric rather than a measure of development cost or valuation.
The release included a statement attributed to Newmark: "Outdoor hospitality continues to mature as an institutional asset class, supported by growing demand for experience-driven stays. Camp Margaritaville Resort Golden Isles combines a nationally recognized brand, a compelling coastal market, and experienced sponsors in South Street Partners and Brighton Real Estate Ventures. The sponsors brought a clear vision to the project from the outset, reinforcing our conviction in the development and our decision to provide construction financing."
Camp Margaritaville Resort Golden Isles: Property Details
The resort is planned for a 54-acre site at 7350 Highway 99 in Glynn County. It will include 55 casitas and 285 traditional and luxury RV pads.
Planned amenities include:
- A resort-style pool and lazy river
- An indoor-outdoor restaurant and bar
- A clubhouse with retail space
- A fitness center and arcade
- Meeting and event spaces
- Two pickleball courts and a dog park
- A music pavilion
- A boathouse on a six-acre lake
Location Off Interstate 95 in the Golden Isles
The property sits directly off Interstate 95 in Glynn County, approximately 25 minutes from St. Simons Island. It is adjacent to the recently opened 74,000-square-foot Buc-ee's and has direct access through Exit 42, where Glynn County has invested $3 million in infrastructure improvements.
The project is expected to introduce an upscale, resort-style RV offering to the Golden Isles, an underserved market with limited existing campground supply. The location gives the development exposure to drive-to RV demand along I-95 as well as visitors traveling to the Golden Isles. The 55 casitas also provide lodging for travelers who do not own recreational vehicles, diversifying the project beyond RV pads.
Outdoor Hospitality and the Debt Market
The financing reflects continued lender interest in outdoor hospitality projects that pair a national consumer brand with resort amenities and a coastal tourism location. Revenue at the resort is likely to come from RV-site stays, casita lodging, food and beverage, retail, events and other resort amenities.
Newmark reported $1.735 billion of total revenue for the first half of 2026, up 21.8% from a year earlier, with total debt volume up 26.7% over the period. In the third quarter, the firm's capital markets revenue declined 4.4% to $288.2 million, with lower origination activity partly offset by stronger investment sales volume. Newmark reported third-quarter 2026 revenue of $973.2 million, up 12.7% from the prior year, and projected full-year 2026 revenue of $3.7 billion to $3.8 billion and adjusted EBITDA of $629 million to $667 million.
Newmark describes itself as a commercial real estate advisor and service provider to institutional investors, owners, occupiers and lenders. For the 12 months ended June 30, 2026, the firm generated revenues of more than $3.6 billion and, together with its business partners, operated from more than 195 offices with more than 10,000 professionals across four continents.
