Karahan and KDC Pursue 11M-SF Fields Office Hub in Frisco

Karahan Companies and KDC are pursuing approximately 11 million square feet of build-to-suit office space within the 2,545-acre Fields master-planned development in north Frisco, Texas. The concept is in the early marketing stage, and office construction could begin in 2027, subject to tenant commitments and project advancement.
Karahan and KDC Marketing Fields Office Hub in North Frisco
The Fields office program would be distributed across multiple development sites within the master-planned community. The project sits in north Frisco along the Dallas North Tollway, Panther Creek Parkway, U.S. Highway 380 and PGA Parkway.
KDC is marketing office opportunities across approximately 700 acres zoned for office use. The program is expected to include multiple low-rise campuses, mid-rise buildings and potential trophy towers. The 11-million-square-foot figure represents long-term development capacity rather than immediately available inventory. Fields West alone is being marketed with up to 2.8 million square feet of Class A office space.
Fields Master Plan Includes Residential, Retail and Entertainment
The office component is part of a larger mixed-use plan. Fields is planned to include up to 14,000 homes and apartments and approximately 1 million square feet of retail, restaurant and entertainment space.
Fields is being developed and owned through a partnership involving Karahan Companies and Hunt Realty Investments, with Chief Partners and Cross Tie Capital as investors. Karahan and KDC previously worked together at Legacy West, where they helped bring corporate users including Toyota, JPMorgan Chase, Liberty Mutual and FedEx.
Build-to-Suit Approach for Corporate Users
The Fields offering centers on build-to-suit leasing, which allows tenants to shape building size, design and amenities rather than lease existing inventory. The program is a prospective, multi-phase development platform intended to attract corporate users before individual buildings are constructed. It is not a transaction involving an existing building.
Dallas-Fort Worth Office Market Context
The Fields marketing effort comes as the Dallas-Fort Worth office market shows divergent conditions. A 2026 market summary cited overall DFW vacancy near 25% to 26%, while Class A asking rents reached approximately $37.47 per square foot. Frisco's Class A vacancy was roughly six percentage points below the regional average.
DFW leasing volume increased nearly 13% year over year in the first half of 2026, even as net absorption remained negative in the first quarter. Far North Dallas, the submarket that includes Frisco, represented nearly 26% of the region's 3.1 million-square-foot construction pipeline.
Outlook for the Frisco Office Development
At full build-out, the Fields office program would rank among the largest planned office hubs in the Dallas-Fort Worth region. With construction potentially beginning in 2027, the program's progress will depend on tenant precommitments and capital-market conditions. Frisco's development pipeline could also increase competition for tenants if new construction outpaces demand.
