Kettler Tops Out 376-Home Olivette Residential Tower at Tampa's Gasworx Development

Kettler announced April 21 the topping-out of Olivette, a 10-story, 376-home residential building and the tallest structure in the current phase of construction at the Gasworx mixed-use development in Tampa's historic Ybor City neighborhood. Moss Construction is serving as general contractor on the project, which reached its highest point approximately one year after vertical construction began on the site.

Olivette at a Glance

Olivette will include more than 29,000 square feet of ground-floor retail and a structured parking garage with 481 spaces. The building features two expansive seventh-floor amenity courtyards designed as elevated gathering spaces for residents. It is situated adjacent to a future 28,000-square-foot marketplace that is also under development within the Gasworx district.

The building was designed by S9 Architecture, in partnership with architect of record Smallwood. Interior design is led by S9 and Bandura. Construction of Olivette is expected to be completed in 2027.

"Reaching the top of Olivette is a significant milestone for the Gasworx community," said James Nozar, president of development at Kettler. "Our partnership with Moss has been essential in maintaining the quality and coordination required to deliver a project of this scale and complexity. Together, we are introducing new homes, offices, retail space, supporting walkability and helping create a vibrant mixed-use environment that builds on Ybor City's rich history."

Toby Manulak, senior vice president of Moss' Mid-Florida Region, also commented on the milestone. "Reaching the highest point of Olivette reflects the dedication and collaboration of hundreds of skilled professionals working toward a shared vision for Gasworx," Manulak said. "Delivering multiple buildings simultaneously requires careful planning, strong coordination and a deep commitment to safety and craftsmanship as we help shape the future of Ybor City."

Name Rooted in Ybor City History

The Olivette name draws from Tampa's maritime and immigrant history. It references a steamship in Henry Plant's fleet that once connected Tampa to Havana, carrying thousands of Cuban immigrants who helped establish Ybor City's cigar industry and shaped the cultural and economic character of the neighborhood.

Progress Across the 50-Acre Gasworx District

Olivette's topping-out is the latest in a series of construction milestones across the broader Gasworx development, which spans 50 acres in Ybor City. Moss Construction is also serving as general contractor for the future marketplace and a trophy office building within the district.

Other components of the Gasworx development include:

  • The Stevedore: A 390-home residential community located near Olivette welcomed its first residents on April 1.
  • The Luisa: A 140-home residential building reached its highest point in March and remains on track for a spring 2027 completion.
  • Trophy Office: Work on the six-story Class A office building has shifted to interior buildout. The building will be anchored by Grow Financial and is scheduled for completion later in 2026.
  • Future Marketplace: Work continues to repurpose a historic warehouse into a destination marketplace. Gasworx plans to unveil the marketplace's official name in summer 2026.
  • Gasworx Park: A new city park will offer open lawn, tree-lined promenades, picnic areas and a cooling water feature.
  • 3rd Avenue Paseo: A newly constructed street between Olivette and the marketplace will feature outdoor dining on both sides and will close to vehicle traffic during peak pedestrian periods.

Outlook for Gasworx

With multiple buildings rising simultaneously across the site, the Gasworx development continues to advance as one of the larger mixed-use projects currently underway in the Tampa Bay area. The district is designed to combine residential, office, retail, and public open space within the Ybor City neighborhood. Kettler has not disclosed a total project cost or timeline for full buildout of the 50-acre development.
