NAPLES, Fla. — Aug. 18, 2026Quarterra and Kayne Anderson Real Estate have welcomed the first residents at Emblem Orange Blossom, a 384-unit garden-style multifamily community at 1905 Champs Drive in Naples, Florida. Santander Bank served as lead construction lender on the project, which is positioned to serve workforce renters in a Southwest Florida market where housing costs have outpaced middle-income budgets.

Project Overview and Workforce Housing Focus

Emblem Orange Blossom is part of Quarterra's Emblem program, a portfolio of attainably priced communities designed with consistent interior finishes, amenity packages, and construction timelines intended to accelerate delivery. The Naples property offers one-, two-, and three-bedroom apartments ranging from 754 to 1,404 square feet.

"Emblem Orange Blossom was designed in direct response to the housing attainability struggle in Naples," said Michael Pelczar, Quarterra's Senior Director of Development for Florida. "Workforce professionals demand upscale housing options but too often find themselves priced out due to a slow market correction and auxiliary costs. We're ecstatic to deliver our first homes at Emblem Orange Blossom, finish construction, introduce ourselves to the city and neighborhood, and help to accommodate these often-overlooked renters via the high-quality development standards the Emblem program is known for."

Asking rents at the community range from approximately $2,045 to $2,151 per month for one-bedroom units, $2,355 to $2,490 per month for two-bedroom units, and $3,145 to $3,155 per month for three-bedroom units. The Naples multifamily market posted an average asking rent of roughly $2,096 per unit in the first quarter of 2026, placing Emblem Orange Blossom at or modestly above the broader market average. The property is in an active lease-up phase following its opening.

Unit Features and Community Amenities

Individual apartments at Emblem Orange Blossom feature open-concept living, dining, and kitchen layouts with smart thermostats, stainless steel appliances, modern cabinetry, quartz countertops, and walk-in closets. Kitchen islands are available in select floor plans.

Community amenities include a landscaped pool deck with a sun shelf, lounge seating, and private cabanas; outdoor grilling stations; a central clubhouse with a catering kitchen, social lounge, and fireplace; a fitness center with cardio and strength equipment and free weights; a business center with private co-working spaces; a Parcel Pending package room; and community-wide managed Wi-Fi.

Location and Demand Drivers

The property sits near Immokalee Road, one of the primary east-west corridors connecting to the beach and Downtown Naples, providing residents with access to both Collier County and Lee County employment centers. A Collier Area Transit bus stop is located directly adjacent to the property.

Nearby retail nodes include The Randall at Orangetree Plaza and Founders Square, each five to ten minutes from the community. Recreation options in proximity include Paradise Coast Sports Complex, Hertz Arena, Big Corkscrew Island Regional Park, Naples Zoo, Naples Beach and Pier, and Corkscrew Swamp Sanctuary.

Major employers in the surrounding area include ACI Worldwide, NCH Healthcare System, Arthrex, ASG Technologies, Naples Grande Beach Resort, Florida Southwestern State College, Hertz, and Beasley Broadcast Group — a concentration of healthcare, technology, and hospitality employers that underpins demand for workforce-oriented rental housing in the submarket.
