Kidder Mathews Tapped to Lead Leasing and Property Management for 1M SF Cotton Center Portfolio in Phoenix

Kidder Mathews has been selected to provide leasing and property management services for The Cotton Center portfolio in Phoenix, a 1,019,347-square-foot collection of 13 flex, office, and industrial buildings located in the Southeast Valley, the firm announced March 30.
The firm will manage and lease the portfolio on behalf of Trigild, the court-appointed receiver overseeing the assets. Currently, 356,679 square feet — approximately 35 percent of the portfolio — are available for lease, with active leasing momentum reported.
Portfolio Overview
The Cotton Center is described as one of Arizona's largest business parks, situated in Phoenix's Southeast Valley. The 13-building portfolio comprises a mix of flex, office, and industrial assets. Kidder Mathews said the integrated leasing and management approach is intended to streamline operations while enhancing the tenant experience across all buildings.
The portfolio's current occupancy stands at approximately 65 percent, based on the 356,679 square feet of vacant space out of the total 1,019,347 square feet.
Leasing Team and Property Management Leadership
Executive Vice President Dave Carder, Senior Vice President Chris Jantz, Senior Vice President Scott Isacksen, and Vice President Kurt Kerner will lead the leasing assignment. The team's stated focus includes strengthening occupancy, rebranding the portfolio, and positioning the properties for long-term stability and performance.
Peggy R. Maxwell, Senior Vice President and Market Leader for Kidder Mathews' Asset Services in Arizona, will oversee the strategic direction and day-to-day operations of the portfolio. Her responsibilities include property management, financial reporting, lease administration, vendor coordination, and capital planning. Maxwell will work closely with the leasing team and ownership to ensure consistent execution across all 13 buildings.
"The Valley continues to see strong demand from companies seeking flexible space options that combine office and industrial functionality," Carder said. "Our focus will be on strategic leasing, responsive management, and positioning the portfolio to capture that demand."
"This is a well-located portfolio with strong fundamentals in one of the most active markets in the region," Maxwell said. "By aligning leasing and property management under one platform, we can implement a cohesive strategy that improves operations, supports tenants, and drives long-term performance."
