Land Advisors Organization has announced the closing of Iris, a gated residential development in Escondido, San Diego County, approved for 102 for-sale attached homes across approximately 7.7 acres. The project is described as delivering attainable housing in one of America's most expensive counties, which consistently ranks among the 10 most expensive in the United States.

Project Details

The Iris development will feature two- and three-story attached homes, each with a two-car side-by-side garage. Of the 102 units, 50 will include private rear yards and 34 will offer private patios. According to Land Advisors Organization, Iris is the only active attached new-home community in the Escondido area priced below $1 million — a distinction the firm characterizes as a compelling value proposition in San Diego County.

Location and Connectivity

Iris is located off Interstate 15 in Escondido, providing residents with convenient access to San Diego County's nearly 70 miles of coastline — including Oceanside, Carlsbad, Cardiff, and Torrey Pines. Downtown San Diego and the historic Gaslamp Quarter are approximately 33 miles away.

The project also benefits from proximity to major employment centers and several top-ranked universities within 30 miles, including UC San Diego, San Diego State University, Cal State San Marcos, and the University of San Diego. Transit access is further enhanced by the Escondido Transit Center, which serves the Sprinter hybrid rail line, Breeze Rapid bus, and Coaster commuter rail.
