Landmark Properties Delivers 909-Bed The Mark Philadelphia Student Housing Tower in University City
Athens, Ga. — Landmark Properties has delivered The Mark Philadelphia, a 909-bed student housing community in Philadelphia's University City neighborhood, the firm announced Oct. 5, 2026. Rising 34 stories, the property at 3615-35 Chestnut Street is the tallest student housing property in the University City submarket, according to the firm.
The Mark is Landmark's second ground-up development in Philadelphia, following The Standard at Philadelphia, which opened in 2023. The first residents moved in ahead of the fall 2026 academic term.
The Mark Philadelphia: Property and Development Details
The Mark sits one block from the University of Pennsylvania campus and a short walk from Drexel University. BKV Group designed the project, and Landmark Construction, the firm's in-house construction arm, served as general contractor.
The building totals approximately 415,849 square feet and contains 363 units across 909 beds. Floor plans range from studios to six-bedroom apartments. The program includes 236 apartments and 127 group-living units, along with approximately 70 automobile parking spaces and 96 bicycle spaces.
Every residence is fully furnished and wired for cable and high-speed internet. Apartments include in-unit laundry and hardwood-style flooring, and most bedrooms have a private bathroom. Kitchens are finished with quartz countertops and stainless-steel appliances. A curated art program throughout the community features original works by local Philadelphia artists.
Amenities Span Rooftop Deck, Fitness and Study Space
The signature rooftop amenity deck overlooks the Philadelphia skyline and includes an outdoor pool, a heated spa, a Jumbotron and an indoor clubroom with a pool table, games and spaces for studying and socializing.
Academic offerings include an academic and business lounge and private study and coworking rooms equipped with interactive smart displays. The 24/7 fitness center features a TRX training system, an Isawall Hub training system, a battle rope station and plyo boxes. A yoga lawn provides outdoor workout space, and a dedicated wellness suite includes a sauna, tanning and a serenity deck. Residents also have access to a sports simulator.
The building is within walking distance of Amtrak's 30th Street Station and dining, entertainment and retail destinations on Market Street and beyond.

University City Market Context
University City is anchored by the University of Pennsylvania, Drexel University, Penn Medicine and related research and employment institutions. That concentration of education and health care employers supports recurring housing demand from students, faculty, medical workers, researchers and young professionals.
University City's office occupancy was 80.6% in 2025, the strongest rate in downtown Philadelphia. Broader Philadelphia multifamily occupancy was projected at approximately 93.9% at year-end 2025, with effective rent growth around 3%. Occupancy estimates vary by geography, property class and data provider; a separate market source put Philadelphia multifamily occupancy above 96% in mid-2025.
The Mark adds 909 beds in a single tower to the submarket. Its mix of studios through six-bedroom units positions it to compete for students seeking smaller units, groups seeking larger apartments and residents who prioritize private bathrooms and amenities. A permit for the project's core-and-shell work carried a construction value of $45.1 million.
