Landmark Properties and W5 Group Deliver 635-Bed Standard at Syracuse Student Housing Community
Landmark Properties and W5 Group have completed The Standard at Syracuse, a 635-bed student housing community at 910 Madison Street in Syracuse, N.Y., the two firms announced Sept. 16. The seven-story, 210-unit building opened to its first residents in August 2026, ahead of the fall academic semester, with pre-leasing for the 2027–2028 academic year already underway.
Project Overview: Scale, Design, and Historic Preservation
The Standard at Syracuse spans approximately 292,000 square feet and was designed by Cube 3, with Landmark Construction — the in-house construction arm of Landmark Properties — serving as general contractor. The development sits at 910 Madison Street in Syracuse's University Hill neighborhood, steps from the Marshall Street entertainment district and the 76-acre Thornden Park.
A defining feature of the project is the adaptive reuse of Temple Concord, a synagogue built in the early 1900s and listed on the National Register of Historic Places. Temple Concord's congregation voted in 2019 to sell the property to Landmark Properties for $9 million, enabling the redevelopment. The preserved sanctuary has been reimagined as "The Concord Club," a 4,750-square-foot amenity space offering lounge, study, and gathering areas for residents.

Unit Mix, Finishes, and Amenities
The Standard at Syracuse offers 210 units in a mix ranging from studios to five-bedroom apartments — the first residential community in the Syracuse market to offer that full range of floor plans. All apartments are fully furnished, wired for high-speed internet, and include in-unit laundry and hardwood-style flooring. Kitchens feature quartz countertops and stainless-steel appliances, and select units include private balconies. The project features bed-bath parity, with one bathroom per bedroom or better, a differentiator in the local student housing market.
Beyond The Concord Club, the building's amenity package includes a 24-hour fitness center, a sauna, a gaming lawn, outdoor grilling areas, a Jumbotron, multiple firepit areas, and a large outdoor hot tub. A covered on-site parking deck accommodates up to 220 vehicles.
Partnership and Investment Strategy
W5 Group, established in Switzerland in 2009 and headquartered in Miami in the U.S., partnered with Landmark Properties as equity investor on the development. The firm invests across multifamily, student housing, micro living, build-for-rent, and condominium assets in Europe and the United States under what it describes as an "Innovative Living" investment approach.

Landmark's New York State Footprint
The Standard at Syracuse expands Landmark Properties' presence in New York State to more than 2,000 student housing beds across three properties. The Athens, Ga.-based firm also owns and operates The Station Buffalo near the University at Buffalo and The Retreat at Bunn Hill near Binghamton University, the latter of which also delivered ahead of the 2026–2027 academic year.
Landmark Properties manages a portfolio of more than 115 residential communities across the United States with 76,000 beds under management and reports more than $15 billion in assets under management. The firm maintains an active development pipeline of more than 50 student and multifamily projects under construction or near-term start, with an estimated value exceeding $10 billion.
Market Context
The Standard at Syracuse represents one of the more complex student housing deliveries in the Syracuse market in recent years, combining new ground-up construction with the structural integration of a century-old historic structure. The project received multiple area variances from the City of Syracuse Board of Zoning Appeals to accommodate the 210-unit mid-rise scheme with structured parking. The five-bedroom unit type, offered for the first time in the Syracuse student housing market, positions the property to capture demand from larger student households that previously had limited purpose-built options.
