LaSalle Investment Management and Urbania Complete Student Housing Sale in Barcelona to Azora
LaSalle Investment Management and Urbania have completed the sale of a purpose-built student accommodation in Cerdanyola del Vallès, Barcelona, to Azora, the firms announced Feb. 26. The 14,500-square-meter (approximately 156,000 square feet) residence, which opened to students in September 2025, represents the first asset developed and exited under the partners' strategic Spanish living joint venture, launched in 2024.
Property and Transaction Details
The student housing asset comprises 610 en-suite single rooms, 196 of which include private kitchens, along with short-stay units designed for visiting professors, researchers and professionals affiliated with nearby universities and the surrounding business ecosystem. Financial terms of the transaction were not disclosed.
The property is situated in Parc d'Alba, a newly developed business district in Cerdanyola del Vallès, within a ten-minute walk of Universitat Autònoma de Barcelona and a twenty-minute bike ride from Esade. The area also hosts corporate occupiers such as Natura Bissé and Stradivarius, as well as the ALBA Synchrotron, described as Spain's only electron accelerator complex.
The building achieved BREEAM Excellent certification and features communal amenities including a fully equipped gym, two swimming pools, a cafeteria with half-board and full-board options, collaborative study spaces, quiet rooms, a cinema, meeting and exhibition areas, and a landscaped inner courtyard.
LaSalle's European Value-Add Investment Strategy
The investment was made through LaSalle Investment Management's European value-add investments platform, which targets student housing, urban accommodation, retail recovery, distribution and special situations across the region. LaSalle oversaw the investment and development process from inception, working alongside Urbania to deliver the asset.
Blake Loveless, Head of Value-Add Investments, Europe at LaSalle, commented on the transaction. LaSalle described the sale as demonstrating the firm's ability to execute complex real estate development projects and deliver value through the full real estate cycle, and stated the exit delivered attractive investment performance for investors.
The 2024 joint venture between LaSalle and Urbania was established to deliver living assets in undersupplied locations across Spain. The Barcelona student residence is the first asset to be developed and successfully exited under the partnership, with the sale closing approximately five months after the property opened to students.
