LaSalle Investment Management Executes Insurer-Backed Preferred-Equity Recapitalization of Shanghai Multifamily Portfolio

SHANGHAILaSalle Investment Management has executed a preferred-equity recapitalization of a two-asset multifamily portfolio in Shanghai, the firm announced April 29, 2026, generating liquidity and returning original invested capital to its LaSalle Asia Opportunity Fund VI while maintaining majority ownership of the assets.

The transaction involves the issuance of preferred equity interests to a new fund vehicle managed by China Life Capital. LaSalle will continue to hold a majority stake in the recapitalized structure and manage the properties through its multifamily operating platform, COZI.

Portfolio Overview: Office-to-Multifamily Repositioning in Yangpu District

The portfolio comprises two properties with a combined gross floor area of 37,726 square meters and 997 units, located in Shanghai's Yangpu District — a submarket the firm describes as benefiting from long-term urban regeneration. Both assets were originally acquired as office properties and subsequently repositioned as multifamily units under a value-creation strategy. The portfolio is now stabilized, with an average occupancy rate of 95%.

One of the two assets is identified as COZI Xinjiangwan. Specific street addresses and individual unit or square footage breakdowns for each property were not disclosed. Financial terms of the recapitalization, including the total capital injected and any valuation metrics, were also not disclosed.

Deal Structure: Preferred Equity Enables Liquidity Without Full Exit

The recapitalization uses a preferred equity structure to inject new domestic capital into an existing investment, allowing LaSalle Asia Opportunity Fund VI to recover its original invested capital while retaining a majority stake to participate in the portfolio's long-term growth potential. The structure did not require an outright sale of the assets.

According to the firm, the recapitalization required careful structuring and collaboration with local stakeholders and was designed to align with domestic institutional capital requirements. By bringing in a domestic capital partner as a preferred equity provider, LaSalle was able to access local capital pools while preserving its operational control and upside participation through COZI.

LaSalle Investment Management manages approximately US$86.9 billion in global real estate equity and debt assets as of Q4 2025, across private and public investment vehicles. Its client base includes pension funds, insurance companies, governments, corporations, endowments, and private individuals. The firm is a subsidiary of JLL.
