Lendlease Launches Pre-Leasing for 260-Unit Habitat Residences Multifamily Development in Los Angeles

Lendlease has begun pre-leasing at Habitat Residences, a 12-story, 260-unit multifamily community located at 3411 S. La Cienega Blvd. in Los Angeles, the firm announced March 23. The property is slated to open this spring as part of Habitat, a larger mixed-use real estate development that includes creative office space, retail space, and an acre of open space at the intersection of S. La Cienega and W. Jefferson boulevards, where Culver City meets central Los Angeles.

Multifamily Real Estate Development Details

Habitat Residences offers studio, one- and two-bedroom floor plans, with penthouses occupying the top two floors, each featuring a private balcony or terrace. Approximately 95% of all units include balconies or oversized terraces. Interior design was conceptualized by Kelly Wearstler and executed by Jules Wilson Design Studio, incorporating organic materials and earthen tones drawn from the Southern California landscape. Finishes include quartz countertops, full quartz backsplashes, zellige-style bathroom tilework, and cabinetry in olive green, pebble, mushroom, and powder blush hues with rounded detailing.

Amenities include a resort-style outdoor pool and spa with shaded cabanas, grilling stations, and al fresco dining areas. An indoor-outdoor fitness center features operable NanaWall folding glass walls. Additional resident amenities include a rooftop terrace, coworking lounge, social lounge, media room, library, pet spa, dog run, dedicated storage, and a fleet of Habitat-branded e-bikes. Concierge services and a porte-cochère are included. Landscape architecture was designed by Los Angeles-based firm RELM.

"Living at Habitat Residences, located in the geographic heart of Los Angeles, means being connected to the everyday rhythm of a more seamless LA lifestyle," Burton said. "From the beach to downtown and all points in between, including Culver City, residents have easy access by foot, bike, train or car to the destinations that matter most."

Mixed-Use Campus: Office and Retail Components

The broader Habitat campus, designed by SHoP Architects, includes a 260,000-square-foot creative office building immediately east of Habitat Residences. The office building features 40,000- to 50,000-square-foot floor plates, 14-foot floor-to-floor heights, private terraces, and a fluted metal façade in a green hue with rounded corners and setbacks inspired by the nearby Baldwin Hills. Office interiors were designed by A+I. Amenities within the office component include a bicycle end-of-trip facility, gym, yoga room, locker room with showers, and 2,900 square feet of retail and restaurant space on the ground floor.

A Whole Foods Market is located across the street, and the site offers direct access to multimodal transit.

Sustainability and Certifications

Habitat is designed to be net zero carbon in both construction and operations. The all-electric development includes 66 dedicated electric vehicle parking stations, 222 secure bike parking spaces, natural ventilation, and lower-carbon concrete. Habitat Residences is targeting LEED Gold certification, while the commercial office building is targeting LEED Platinum certification. The development is also pursuing Fitwel certification, aligning with Lendlease's stated target to reach absolute zero carbon emissions by 2040.

Leasing
