Australian Prime Property Fund Commercial (APPF Commercial), a fund managed by Lendlease, has entered into a series of transactions with Charter Hall involving multiple office assets across the Spring and O'Connell Street precinct in Sydney's central business district, the firms announced May 8, 2026.

The deal is structured in two phases. Financial terms, including total deal value, individual property prices, square footage, and cap rates, were not disclosed.

Transaction Structure

The first phase includes the completed exchange of contracts on 19 O'Connell Street and strata lots within 23 O'Connell Street. In the second phase, Charter Hall has accepted a pre-emptive offer for the remaining interests in 1 O'Connell Street, 8 Spring Street, 10 Spring Street, and 16 Spring Street, as well as the remaining strata lots in 23 O'Connell Street. Those contracts are expected to exchange in the coming weeks, according to the announcement.

For APPF Commercial, the divestment is described as a disciplined capital recycling initiative. The fund stated that the transactions are intended to crystallise value and enhance portfolio quality in support of long-term performance for its investors. Following completion, the fund said it will be focused on a portfolio composed entirely of prime office assets.

For Charter Hall, the transactions expand its exposure within the Spring and O'Connell Street precinct, which the firm described as one of Sydney's most tightly held and strategically important CBD precincts. The firm said the transactions are consistent with its active portfolio management strategy and its focus on delivering risk-adjusted returns through high-quality real estate investment.
