Link Logistics Acquires 878,104-Square-Foot Class-A Distribution Center in Gastonia from Trinity Capital Advisors

Link Logistics has acquired Delta Industrial Park, an 878,104-square-foot Class-A bulk distribution facility at 1500 Delta Drive in Gastonia, North Carolina, the company announced Sept. 19, 2026. Trinity Capital Advisors sold the property, with CBRE representing the seller in the transaction.

The facility, located in the Gaston County submarket of the Charlotte metropolitan area, was completed in 2023 and sits at Interstate 85, Exit 14. The acquisition adds one of the market's few remaining large-format industrial buildings to Link Logistics' Charlotte portfolio, which now spans nearly 10 million square feet.

Property Specifications and Strategic Fit

Delta Industrial Park features 40-foot clear heights, a cross-dock configuration, eight megawatts of power, excess trailer parking, ESFR sprinklers and LED lighting. The building's scale and modern specifications place it among a limited pool of bulk distribution options in the Charlotte region, where comparable large-format facilities are scarce.

The property was the only vacant industrial facility exceeding 500,000 square feet in the Charlotte region at the time of the sale, a distinction that underscores the relative scarcity of large contiguous blocks even as the broader market has seen rising vacancy from recent deliveries.

"This addition brings a modern, large-format distribution facility to our Charlotte portfolio where few comparable options exist and we see attractive opportunities for long-term value creation."

Charlotte Market Context

Charlotte's industrial market has shifted toward more balanced conditions following several years of exceptionally tight vacancy. Overall vacancy reached 5.5% during the first half of 2026, reflecting a wave of recent deliveries and softer leasing activity. Separate market data placed overall vacancy at 7.7% in the first quarter of 2026, though that figure reflected a 100-basis-point improvement year over year. The differing readings likely stem from variations in survey methodology, market boundaries and reporting periods.

Despite rising overall vacancy, the supply of large, modern bulk facilities with high power capacity, cross-dock functionality and substantial trailer storage remains constrained. That scarcity creates a distinct opportunity for tenants in logistics, retail distribution, manufacturing support and e-commerce fulfillment that require very large contiguous blocks — a segment with fewer alternatives than conventional small- and mid-sized warehouse users.

Link Logistics' Broader Expansion Activity

The Gastonia acquisition follows other expansion moves by Link Logistics in 2026. On Sept. 17, the company announced the acquisition of the Gateway Infill Growth Portfolio, a four-building industrial portfolio totaling 697,276 square feet across the Dallas-Fort Worth and Atlanta markets.

Link Logistics operates approximately 500 million square feet across roughly 3,000 properties in more than 40 markets nationwide. The Delta Industrial Park acquisition represents approximately 8.8% of the company's stated nearly 10-million-square-foot Charlotte footprint, based on the company's figures.

The purchase is consistent with Link's stated approach of targeting scarce, recently built assets in high-demand distribution corridors. Delta Industrial Park's 2023 construction date, large floor plate, power availability and Interstate 85 access align with that criteria in a submarket that connects Charlotte to major Southeast distribution routes and East Coast port networks.
