Colliers Teams Represent Both Sides of the Lease Renewal
Jason Speckman, SIOR, of Colliers | Indianapolis represented the ownership, Link Logistics, in the transaction. The tenant was represented by Billy Powers and Jimmy Cohoat of Colliers | Indianapolis, along with Romy Zeid and Tucker Forbes of Colliers | San Francisco.
Colliers described the transaction as securing a long-term commitment at a logistics and distribution facility within one of the region's most active industrial markets. Link Logistics is described in the announcement as one of North America's largest owners and operators of last-mile industrial real estate.
8677 Logo Court Property Details
The property at 8677 Logo Court was built in 1991 and sits on approximately 25.94 acres. The facility features 28-foot clear height, a cross-docked configuration and 6,400-amp, three-phase electrical service.
The building is located on Indianapolis' near east side along the primary east-west Interstate 70 logistics corridor. It occupies an infill location and offers access to regional and national distribution networks, according to Colliers.
Indianapolis Industrial Market Context
The renewal comes as Indianapolis industrial fundamentals have tightened. Cushman & Wakefield reported overall industrial vacancy of 5.2% in the third quarter of 2026, down 80 basis points from the prior quarter. The market recorded more than 3 million square feet of absorption for the fifth consecutive quarter.
New leasing volume totaled 4.9 million square feet across 60 leases in the quarter, with leases larger than 100,000 square feet accounting for 83.5% of activity. Indianapolis' average overall net asking rent reached $6.60 per square foot, up 10.2% from $5.99 per square foot a year earlier. That marked the largest quarterly increase since the fourth quarter of 2022. Indianapolis was among the markets nationally posting annual rent growth above 10% in the third quarter.
CBRE similarly reported a 50-basis-point quarterly decline in vacancy and positive net absorption of 2.1 million square feet during the quarter.
Outlook for Large-Format Industrial Space
The 8677 Logo Court facility combines a large contiguous footprint, cross-dock design, 28-foot clear height and an infill Interstate 70 location. Those characteristics support regional distribution and last-mile operations.
With Indianapolis vacancy declining, absorption positive and asking rents rising, the renewal adds to leasing activity in the market's large-block industrial segment.
