LQ Commercial Tracks Wave of Florida Commercial Real Estate Activity

LQ Commercial Real Estate, a brokerage firm with offices in Maitland, Tampa, Fort Myers, and Naples, has highlighted a series of recent commercial real estate transactions and market developments across Florida, spanning multifamily real estate, retail real estate, industrial real estate, and hospitality real estate sectors.

Multifamily Real Estate: Davis Development Acquires Naples-Area Land

Atlanta-based Davis Development has purchased 14 acres near Alico Road and Interstate 75, clearing the way for a new multifamily housing development. Separately, a 68.4-acre site at 12200 Burnt Store Road in southern Charlotte County sold for $5.3 million, with plans for 252 homes on the parcel.

In Pasco County, work is underway on a development slated for 2,100 residences, according to LQ Commercial's market coverage.

Retail Real Estate: New Centers, Franchise Expansions, and Grocery Anchors

On the retail real estate front, several notable announcements are reshaping the Florida market. The Parrish Town Center, a potential commercial plaza off U.S. 301 and State Road 62 in Parrish, Florida, is expected to include a grocery store anchor.

A Five Guys franchisee that recently acquired 17 existing Five Guys restaurants has announced plans to open eight new Central Florida locations. Meanwhile, dirty soda chain Swig is set to open its first Fort Myers location. South Florida bakery La Boom is also expanding, with plans to open its first Orlando-area location in a space formerly occupied by a cafe, targeting a mid-November opening.

In Hunter's Creek, the Town Center Shopping Center is seeking to add nearly 7,000 square feet of retail space. Walmart has also been active in the region, with a new Venice store planned for Laurel Road — the retailer's first location in Venice proper — and a separate $51 million acquisition of six store locations that includes a Lady Lake site.

Despite ongoing national store closures, LQ Commercial noted optimism for retail in 2026, citing low vacancy rates and demand from special-use and off-price merchants seeking space.

Industrial Real Estate: Crowther Roofing Expands Fort Myers Campus

In the industrial real estate sector, Crowther Roofing & Cooling completed a $2.9 million acquisition of two industrial buildings totaling 30,000 square feet, expanding its existing Fort Myers campus.

Hospitality Real Estate: Hampton Inn Planned for Gulf Coast Town Center

A 2.51-acre site at Gulf Coast Town Center in south Fort Myers has been sold for $2.1 million, with a Hampton Inn & Suites planned for the parcel.

Naples Investor Closes $12M Southwest Florida Portfolio

A Naples-based investor acquired a 14-property Southwest Florida portfolio for $12 million. The portfolio included a 7,880-square-foot building among the 14 assets sold as part of the deal, according to LQ Commercial's coverage.

Experiential and Food-and-Beverage Tenants Drive Leasing Activity

PickleRage, described as a Miami Beach-based pickleball chain, announced it will transform a former Big Lots space in south Fort Myers into a new club at 15271 McGregor Blvd., targeting an early 2026 opening. A second PickleRage location is also planned for Fort Myers.

Firm Growth: LQ Commercial Welcomes New Associate

LQ Commercial Real Estate also announced the addition of Colleen Cleary as an Associate, expanding the firm's team of professionals across its Florida markets.
