MCB Real Estate has secured Dick's Sporting Goods as the new anchor tenant at Hudson Valley Plaza in Kingston, New York, signing a 52,832-square-foot lease that resolves a critical anchor vacancy left by the departure of Gander Mountain, the firm announced March 23, 2026.
The lease at the 673,000-square-foot retail center, located at 701 Frank Sottile Boulevard in Ulster County, marks a significant repositioning of one of the Hudson Valley's primary retail corridors. Dick's Sporting Goods has officially opened at the property, according to MCB Real Estate.
Addressing a Critical Anchor Vacancy
When Gander Mountain vacated its Hudson Valley location, it left behind more than an empty storefront. The departure created a critical anchor vacancy within one of Ulster County's primary retail corridors — a challenge that MCB Real Estate said required strategic repositioning rather than a straightforward backfill.
Large-format vacancies of this scale present particular challenges, as oversized box spaces often do not align with current retailer demand for efficient, high-performing layouts. Rather than seeking a direct replacement tenant for the full footprint, MCB Real Estate opted to right-size the former Gander Mountain space to better match modern retailer requirements.

Hudson Valley Plaza sits at a signalized intersection along U.S. Route 9W, with immediate access to Routes 209/199 and Interstate 87 (the New York State Thruway), approximately 100 miles north of Manhattan. The center's location provides strong visibility and regional connectivity, drawing from a population of more than 57,000 residents within a 15-minute drive.
The property is anchored by a roster of national retailers including Walmart, Lowe, Sam's Club, and PetSmart. The addition of Dick's Sporting Goods further deepens the center's anchor lineup in a market characterized by a mix of full-time residents, weekend visitors, and seasonal tourism.
Right-Sizing Strategy Unlocks Additional Opportunity
The reconfiguration of the former Gander Mountain space produced an outcome beyond the Dick's Sporting Goods lease. By demising the original footprint, MCB Real Estate created a newly available 17,418-square-foot high-bay suite featuring 20-foot ceilings. The firm said the space is positioned to attract fitness, outdoor, or experiential users.
MCB Real Estate's repositioning at Hudson Valley Plaza combined space reconfiguration with strategic tenant selection, generating both an anchor lease and incremental leasable inventory from a single vacancy event.
Long-Term Outlook
Hudson Valley Plaza's existing anchor base, combined with the new Dick's Sporting Goods tenancy, is expected to support sustained foot traffic at the center. MCB Real Estate said the mix of national anchors and experiential retail is intended to drive traffic, increase dwell time, and support long-term asset stability at the Kingston property.
