MetroNational Acquires 244-Room Moran Hotel CITYCENTRE in Houston Hospitality Real Estate Deal
MetroNational has acquired the Moran Hotel CITYCENTRE, a 244-room lifestyle hotel located within Houston's CITYCENTRE mixed-use district, JLL announced May 20. JLL's Hotels & Hospitality Group represented the seller, Midway, in the transaction. MetroNational acquired the asset in a joint venture, though the identity of the joint venture partner was not disclosed. No sale price was released.
Hospitality Real Estate Asset Overview
The Moran Hotel CITYCENTRE opened in 2009 under the name Hotel Sorella before rebranding in 2020 to honor Midway founder Jim Moran. The property is located at the intersection of Interstate 10 and Beltway 8 in West Houston and sits at the center of the 47-acre CITYCENTRE mixed-use development. The offering included the 244-key hotel, 22 condominium units on floors 11 and 12, and approximately 14,645 square feet of ground-floor retail space fully leased to Daily Gather and Yard House.
The hotel completed a multimillion-dollar renovation in 2024 that included upgrades to guestrooms, food and beverage outlets, and common areas. The property features approximately 15,750 square feet of combined meeting space, an outdoor pool overlooking the CITYCENTRE Green, a fitness center, and five food and beverage outlets, including Café Moran, The Allegory Bar, and The Board Room, a grab-and-go concept that opened in summer 2025.
The Moran has received the AAA Four Diamond Award annually since 2018 and appeared in Travel + Leisure's World's Best Awards and Condé Nast Traveler's Readers' Choice Awards for both 2024 and 2025. The property holds a TripAdvisor Certificate of Excellence and ranked No. 30 of 542 Houston hotels on the platform at the time of the announcement.
Mixed-Use Context: Retail, Multifamily, and Office Real Estate Surroundings
The Moran Hotel serves as the focal point of CITYCENTRE, a mixed-use district developed by Midway that encompasses more than 400,000 square feet of retail real estate, over 1,500 multifamily units, a 140,000-square-foot fitness facility, and nearly 1.5 million square feet of Class A office real estate. The district attracts more than 4.6 million visitors annually and ranks among the top 10 lifestyle retail centers in Texas, according to JLL. Retail tenants at CITYCENTRE include Star Cinema Grill, Nike, and Sephora, alongside national and local restaurant operators.
The hotel's location provides access to more than two million residents within a 20-minute drive and sits within five miles of approximately 243,000 employees. The property opens directly onto the CITYCENTRE Green, a central gathering space that hosts live music events and drives pedestrian traffic to the hotel's ground-floor retail and food and beverage offerings.
Transaction Details and JLL Advisory Team
JLL's Investment Sales and Advisory team was led by Senior Managing Directors Colby Mueck and Ryan West, along with Directors Greyson Fewin and Robby Westerfield.

Buyer and Seller Profiles
MetroNational is a privately held real estate investment, development, and management company headquartered in Houston. The firm owns and manages more than 10 million square feet of commercial real estate properties, primarily in West Houston, including the Memorial City and CityCentre mixed-use developments. Founded in 1954, MetroNational's portfolio spans office, retail, restaurant, hospitality, and health care properties.
Midway, the seller, is a Houston-based privately owned real estate investment and development firm with more than 50 years of operating history. The firm's portfolio of completed and in-progress projects totals approximately 45 million square feet across 23 states and Northern Mexico, spanning mixed-use centers, multifamily, entertainment, hospitality, industrial parks, and master-planned communities. Midway developed CITYCENTRE and has been the long-term steward of the hotel since its 2009 opening.
JLL describes its Capital Markets group as a full-service global provider of capital solutions with more than 3,000 specialists in offices across nearly 50 countries. The firm reported annual revenue of $26.1 billion and a global workforce of more than 113,000 as of March 31, 2026.
