M&G Real Estate Acquires 667-Unit Banehaverne Project in Record Danish Residential Deal
M&G Real Estate has completed the acquisition of Banehaverne, a 667-unit rental housing project located on the municipal boundary between Glostrup and Brøndby in Greater Copenhagen, from a joint venture comprising Urban Partners, AG Gruppen and Nordea Pension Ejendomme. The transaction has been described as both the largest single residential property sale ever recorded in Denmark and the largest real estate transaction in the country year-to-date.
Deal Overview: Scale and Structure
The transaction encompasses approximately 56,000 square meters of gross floor area spread across six residential buildings. The sellers — Urban Partners, AG Gruppen and Nordea Pension Ejendomme — were advised by Colliers, Accura and PwC in connection with the sale. Colliers, which acted as transaction adviser to the seller group, announced the deal on June 25, 2026. The transaction price was not disclosed.
The Banehaverne project was developed through the transformation of a former commercial property into a modern residential community. The six buildings are arranged around green inner courtyards and connected by a central pedestrian path system. The development includes shared outdoor areas, communal facilities and a varied mix of unit types. The asset holds DGNB Gold certification, reflecting a focus on energy efficiency and long-term sustainability.
For M&G Real Estate, the acquisition represents the firm's first residential purchase in Denmark. With the addition of Banehaverne, M&G Real Estate's Nordic portfolio now encompasses assets valued at more than €1 billion across the logistics, residential, retail and office segments.
Market Context: International Capital and Copenhagen Fundamentals
Colliers characterized the transaction as underscoring continued significant international investor interest in Danish residential assets. The advisory firm pointed to a limited supply of new rental housing combined with strong demand — particularly in Greater Copenhagen — as key market fundamentals supporting investment activity in the sector.
The Glostrup-Brøndby location offers residents access to public transport connections as well as proximity to both urban amenities and green spaces, according to the Colliers announcement. The project's DGNB Gold certification and emphasis on energy performance were noted in connection with the transaction.

According to Colliers, the Banehaverne sale stands as the largest single residential property transaction ever completed in Denmark. It also ranks as the largest overall real estate transaction recorded in Denmark so far in 2026.
With the Banehaverne acquisition, M&G Real Estate makes its first residential investment in Denmark and adds a residential component to its Nordic portfolio.
