Mill Creek Residential Begins Preleasing at 323-Unit Modera Melrose in North San Diego County

Mill Creek Residential has launched preleasing at Modera Melrose, a 323-unit mixed-use apartment community situated at 5051 Oceanside Boulevard at the intersection of Melrose Drive in North San Diego County, the company announced July 8, 2026. First move-ins are anticipated for late summer.

Project Overview and Location

Modera Melrose combines 323 apartment homes with 2,100 square feet of retail space in a garden-style format. The community is positioned directly across the street from the Melrose Sprinter Station, providing transit access to surrounding employment centers and neighboring communities. The site also borders the Inland Rail Trail, a 21-mile Class I bikeway that runs through Oceanside, Vista, San Marcos, Escondido and a portion of unincorporated San Diego County.

The development is located eight miles east of Oceanside's downtown area and beaches, and within close proximity to the historic district of Vista, which the company described as home to a variety of eateries, craft breweries and live music venues.
