Monday Properties Signs Indoor Golf Tenant, Unveils Spec Suites and Amenity Center at Three Ballston Plaza

Monday Properties has signed a 13,000-square-foot lease with The Golf Yards at Three Ballston Plaza, a 326,750-square-foot, 16-story Class A office tower located at 1100 North Glebe Road in Arlington, Virginia, the firm announced. The agreement places an indoor golf training center on the building's seventh floor and coincides with the delivery of a newly renovated second-floor amenity center and four move-in-ready spec suites.

Golf Training Center Adds Lifestyle Amenity to Ballston Tower

The Golf Yards will occupy 13,000 square feet on the seventh floor of Three Ballston Plaza, offering programming for golfers across skill levels. Monday Properties said the tenant will provide instruction and practice facilities for players looking to improve their game, from beginners to more advanced golfers working on specific aspects of their performance.

The lease was negotiated by a JLL team comprising Herb Mansinne, Yorke Allen, Lee Brinkman, Andy Thau, and Conn Curry, who represented Monday Properties in the transaction and are also marketing the building's new spec suites. The Golf Yards was represented by Jesse Martin and Todd McManus of KLNB.

"Three Ballston Plaza is purpose-built around how people actually work today," said Jennifer Burns, Chief Operating Officer at Monday Properties. "Move-in ready office and medical spec suites, a signature amenity and event space, a soon to open best-in-class daycare and now a high-performance golf training center are the kinds of offerings that meet tenants where they are, making it easier for companies to attract talent, take care of their people and get to work from day one."

New Spec Suites and Amenity Center Now Available

Alongside the Golf Yards lease, Monday Properties announced the completion of a second-floor renovation that includes four new spec suites and an expanded amenity and event center. The spec suites range from 4,000 to 6,000 square feet and are configured in two formats: two designed for medical users and two for traditional office tenants. Each suite includes open workspace, private offices, conference rooms, a kitchen, and a breakroom, and all are available for immediate occupancy.

The renovated amenity center is designed to support a range of meeting and collaboration formats. A large conference center can accommodate up to 140 people, while smaller private meeting rooms are available for more intimate gatherings. Lounge seating is distributed throughout the floor to encourage informal collaboration, and a dedicated internal stairway connects the second floor directly to the lobby level.

Building Profile: Sustainability Credentials and Location

Three Ballston Plaza holds a notable distinction in the office sector: it is the first office tower in the United States to be certified under the BREEAM USA standard for existing buildings. The property is also Energy Star certified, and all on-site property managers hold Fitwel ambassador credentials.

The building is situated in Arlington's Ballston neighborhood along the Rosslyn-Ballston Corridor. It offers walkable access to Ballston Quarter's retail, dining, and entertainment options, and sits in close proximity to the Ballston-MU Metro station.
