Newmark has arranged a $53 million refinancing for The American Hotel Atlanta Downtown, a 315-key hospitality asset located at 160 Ted Turner Drive NW in Atlanta's Fairlie District, the firm announced June 17, 2026. Structured Hotel Capital provided the financing on behalf of owner and sponsor RADCO Companies.

Deal Team and Transaction Details

Vice Chairman Chris Kramer, Managing Director Tyler Dumon and Associate Tate Keir arranged the financing, with oversight from Co-Head of Global Debt & Structured Finance Jordan Roeschlaub. The $53 million loan refinances the 315-key property, which is affiliated with Hilton's Tapestry Collection and recently completed an $11.3 million renovation covering guestrooms, public spaces, food-and-beverage offerings and guest amenities.

At $53 million across 315 keys, the financing equates to approximately $168,000 per key.

A Historic Asset Repositioned for Modern Demand

Originally opened in 1962 as Atlanta's first integrated downtown hotel, The American Hotel Atlanta Downtown has since been repositioned as a lifestyle asset under Hilton's Tapestry Collection flag, with the recently completed renovation modernizing its guestrooms, public areas, food-and-beverage venues and amenities.

The hotel features 315 guestrooms, approximately 13,300 square feet of meeting and event space, multiple food-and-beverage venues, an outdoor pool and a fitness center. Its location within the Fairlie District places it in immediate proximity to the Georgia World Congress Center, Centennial Olympic Park, Mercedes-Benz Stadium, State Farm Arena and the Georgia Aquarium.

Atlanta Event Pipeline and Demand Drivers

The refinancing comes as Atlanta prepares for a pipeline of large-scale sporting and entertainment events, including FIFA World Cup matches. The hotel's proximity to the city's primary sports and convention venues positions it to benefit from convention, corporate and leisure demand. The property is also described in the source announcement as positioned to benefit from Atlanta's growing convention, corporate and leisure demand drivers.
