Newmark Arranges Sale and Development of 563,803-SF OPmobility Build-to-Suit Manufacturing Facility in Rossford, Ohio

Newmark has arranged a development agreement and sale for a 563,803-square-foot advanced specialized manufacturing facility for global mobility technology company OPmobility in Rossford, Ohio, the firm announced June 24, 2026.

The project will be developed by Scannell Properties as a build-to-suit solution on 53 acres along Glenwood Road. The facility also includes a 250,000-square-foot expansion pad and is expected to create up to 1,000 new jobs in the region. State and local incentive packages helped facilitate the project.

Transaction Details and Brokerage Team

Newmark Managing Director J.P. Champine and Executive Vice Chairman Terry Coyne structured and executed the transaction under what the firm described as an accelerated timeline, aligning the needs of both parties while supporting an economic development initiative for the City of Rossford and the State of Ohio.

"This transaction reflects what can be accomplished when all parties work collaboratively toward a common objective," Champine said in a statement. "OPmobility required a facility that could meet specific operational requirements within an ambitious timeframe, and Scannell Properties delivered a solution that aligned with those needs. The result is a significant investment that will benefit the company, the community and the broader region for years to come."

Financial terms of the transaction, including sale price and price per square foot, were not disclosed.

Strategic Significance for Northwest Ohio

The facility is positioned to support OPmobility's manufacturing operations and contribute to Ohio's advanced manufacturing sector. Newmark cited the region's available labor, transportation infrastructure, and economic development support as factors in the project.

Ohio Industrial Market Context

According to Newmark Research, the Columbus industrial market recorded 8.8 million square feet of net absorption in 2025, including more than 3.0 million square feet in each of the final two quarters of the year. Industrial leasing volume surpassed 2022 through 2024 levels, while Class A warehouse leasing reached 11.9 million square feet — the highest annual total in 16 years.
