Newmark Completes 125,000 SF of Office Leasing at Blackstone-Owned 1800 Larimer in Downtown Denver

Newmark has facilitated approximately 125,000 square feet of office leasing activity at 1800 Larimer Street, a 22-story Class AA office tower in Downtown Denver, the firm announced Sept. 14. The activity, completed over the past 12 months, encompasses eight transactions including new leases and renewals at the Blackstone-owned property.

Tenants and Transactions at 1800 Larimer

Among the tenants committing to space at 1800 Larimer are Morrison & Foerster LLP, Ballard Spahr LLP, BOOTS Construction Company, The Boettcher Foundation, First American Heritage Title Company, and Kaplan Kirsch. Newmark also renewed its own full-floor office at the building under a long-term lease, making the brokerage both a leasing agent and an occupier at the property.

Ballard Spahr signed an 11-year lease for 19,000 square feet at the tower in February 2025 and relocated approximately 60 attorneys and staff to the building in August 2025. The building's roughly 26,000-square-foot typical floorplate has positioned it as a destination for legal and professional services firms in the Central Business District.

The property is owned by an affiliate of Blackstone and operated locally by Beacon Capital Partners. Blackstone's involvement follows the maturation of a $190.6 million loan that Blackstone Mortgage Trust had extended to Beacon Capital Partners when Beacon acquired the tower in January 2022 for $291 million. Newmark's Vice Chairman Jamie Gard, Senior Managing Director Whitney Hake, and Associate Director Grace Lessard serve as exclusive leasing agents for the property.

Flight-to-Quality Demand Drives Activity

According to Newmark Research, Downtown Denver office availability remained relatively stable during the first quarter of 2026 for both direct and sublease space despite elevated leasing activity and continued market adjustments. Premier Class A office properties have continued to outperform the broader market, posting positive occupancy gains as tenants increasingly prioritize quality, amenities, and location in their workplace decisions.

The leasing momentum at 1800 Larimer comes against a backdrop of significant vacancy pressure in the broader Downtown Denver office market. The building previously housed Xcel Energy, which had occupied approximately 314,000 square feet before relocating to a new 220,000-square-foot headquarters, creating a large block of space that ownership has worked to backfill.

$13 Million Renovation Underpins Leasing Push

The eight-deal leasing run builds on a $13 million renovation program completed by Beacon Capital Partners in 2024. The upgrades included a reinvented two-story lobby, an enhanced amenity center featuring a boardroom, training room, and tenant lounge, an upgraded fitness center with locker rooms, and improvements to the building's 17,000-square-foot outdoor terrace. Ownership has also announced plans for additional enhancements, including move-in-ready spec suites.

Located at the intersection of Denver's Central Business District and the Lower Downtown neighborhood, 1800 Larimer offers access to Union Station, Interstate 25, and retail and dining destinations including 16th Street, Larimer Square, and Dairy Block. The building features floor-to-ceiling windows with Rocky Mountain views, on-site dining, covered garage parking with electric vehicle charging stations, and secure bicycle storage. The tower was built in 2009 and is certified LEED Platinum.
