NorthPoint Development Acquires 1.04M SF Industrial Portfolio from Stream Realty Partners in West Houston

Stream Realty Partners announced Jan. 13 the sale of three industrial buildings totaling 1,038,619 square feet and a 16.6-acre outdoor storage yard to NorthPoint Development. The transaction represents a sale in Houston's West submarket industrial market.

The sale includes Empire West Buildings 1, 3 and 8, which are part of a larger 10-building, 3,969,811-square-foot Class A industrial portfolio located at 100 Empire Boulevard in Brookshire, Texas. The complete Empire West development is 100% leased to tenants including Pro Pac, Tesla, H-E-B and Ferguson Enterprises.

Development and Portfolio Performance

Stream Realty Partners developed and delivered the Empire West portfolio between 2021 and 2025 after acquiring the land in October 2019. The development provides immediate access to Interstate 10 and serves as a logistics and distribution hub for the greater Houston region.

Market Dynamics

The transaction reflects continued investor demand for large-scale industrial assets in the Houston market. Stream Realty Partners strategically delivered the multi-phase project over several years to meet rising demand for logistics and manufacturing space.

Transaction Details

The purchase price was not disclosed. Eastdil Secured and Stream's Capital Markets team, including Seth Koschak and Matteson Hamilton, represented the seller in the transaction.

Ali noted that the transaction underscores the strength of Houston's West submarket, the quality of tenants on the campus and the team's ability to execute through cycles.
