King Street Properties' Innolabs Achieves Full Occupancy with Rover Diagnostics Lease in Long Island City

King Street Properties and development partner GFP Real Estate announced April 3 that Innolabs, a 267,000-square-foot life science facility in Long Island City, N.Y., has achieved full occupancy following the signing of a 15,763-square-foot lease with Rover Diagnostics. The tenant began occupying a ground-floor, pre-built lab suite on April 1, 2026.
Transaction Details
The lease marks the final occupancy milestone for Innolabs, a class A life science development that offers modern lab space with amenities including a lobby café, event space, and locker rooms. Rover Diagnostics will occupy a move-in ready suite designed to support immediate operational use.

Rover Diagnostics: Tenant Profile
Rover Diagnostics specializes in point-of-care PCR diagnostics with a focus on women's health, offering rapid testing solutions. The company is currently transitioning its Rover LightSpeed product from design into commercialization and manufacturing.
Mark Fasciano, CEO of Rover Diagnostics, said the Innolabs location was selected for both its physical capabilities and its transit access. "As our Rover LightSpeed product moves from design into commercialization and manufacturing, Innolabs gives us exactly the platform we need to scale," Fasciano said. "The combination of high-quality lab space and proximity to public transit are critical to attracting the engineering and scientific talent that will bring rapid, lab-quality molecular diagnostics to the point of care."
Brokerage
The transaction was brokered by JLL on both sides. Tom Burrus of JLL represented Rover Diagnostics, while Bill Harvey and John Cahill of JLL represented ownership.
