Onyx+East, IHP Capital Partners Close on 44 Acres for Trillium Single-Family Real Estate Development in Westfield, Indiana

Onyx+East and IHP Capital Partners have closed on 44 acres in Westfield, Indiana for the development of Trillium, a new for-sale single-family real estate development community planned for 119 detached homes. The project, located at 199th Street and the Monon Trail in Hamilton County, marks Onyx+East's first development in Westfield and its continued expansion across the Indianapolis metropolitan area.

Groundbreaking and construction are expected to begin in July 2026. Sales are slated to launch in spring 2027, alongside four model homes and several quick move-in options, the firms announced May 13, 2026.

Project Details and Home Program

At completion, Trillium will offer homes ranging from approximately 2,000 to 4,500 square feet of finished living space, each with an additional unfinished basement spanning approximately 1,100 to 2,000 square feet. Floor plans will include 3 to 5 bedrooms and 2.5 to 3.5 bathrooms, with 10-foot ceilings and flexible layouts throughout.

The community is designed to accommodate a range of buyers, including move-up homeowners, young families, and downsizers. Ten courtyard homes will offer direct access to the Monon Trail, Indiana's award-winning rail trail. The broader community will include more than nine acres of landscaped open space featuring walking paths, gathering areas, and a naturalized playground, along with a direct trailhead connection at 199th Street.

Smart home technology will be incorporated throughout the homes. Buyers will also have the opportunity to personalize finishes, layouts, and design details through Onyx+East's local design center, working with experienced designers on selections ranging from cabinetry and countertops to hardware and tile.

Site and Location

Trillium is surrounded on three sides by the established and nearly sold-out Chatham Hills master-planned golf community, while the Monon Trail runs directly along the community's eastern boundary, providing walkable access to a 20-mile regional recreation corridor.

The property is located near high-performing public schools, upscale detached homes, and major employment centers. US 31 is approximately one mile east of the site, and Downtown Indianapolis is roughly 20 miles south.

IHP Capital Partners Enters Indianapolis Market
