PAPILLION, Neb. — Opus has begun construction on Highway 370 Logistics, a 168,486-square-foot speculative Class A industrial real estate development located near the intersection of Interstate 80 and Highway 370 in Papillion, Nebraska, the firm announced March 24, 2026.

The industrial real estate project sits on a 12-acre site adjacent to Omaha's Amazon distribution hub and offers direct access to I-80, Highway 370 and Highway 50.

Industrial Development Details and Specifications

Highway 370 Logistics will deliver 168,486 square feet of warehouse real estate. The building will feature a 32-foot clear height, 10 dock doors expandable to 26, two drive-in doors, 115 vehicle parking stalls and 31 trailer parking stalls.

"This is a coveted site that is both highly accessible and highly visible, making it an ideal industrial or distribution location," said Chris Trosper, director of real estate development with Opus. "We're excited to develop this site and to bring another differentiated offering to the Omaha market."

Project Team

Opus is serving as both developer and design-builder on the project through its operating subsidiaries Opus Development Company, Opus Design Build and Opus AE Group. Raker Rhodes Engineering is the structural engineer of record, and SVPA Architects is the architect of record.

The development is being marketed by David Maenner and Sam Andres of CBRE's Omaha office.

The firm specializes in industrial, multifamily residential, office, retail and institutional projects.

Opus's Omaha-Area Industrial Real Estate Track Record

Highway 370 Logistics marks the latest in a series of industrial real estate projects Opus has delivered in the greater Omaha market. The firm previously served as design-builder for Storz Warehouse and River Road Logistics, as well as build-to-suit projects for Omaha Box Company, The Gavilon Group and CSG Systems International.

No tenants have been announced for the development as of the groundbreaking date.
