Bergari Solutions has signed a 78,045-square-foot lease at Johnny Cake Business Center, a speculative industrial development at 6175 147th St. W. in Apple Valley, Minnesota, developed by Opus, the firm announced July 1, 2026. The building totals 112,325 square feet and marks a significant expansion for Bergari beyond its longtime headquarters in Rosemount, Minnesota.

Lease Details and Tenant Profile

Bergari Solutions designs and manufactures engine exhaust and emissions systems that support power generation applications — infrastructure that Opus describes as a critical component in meeting growing data center energy demands. As Bergari evaluated expansion options beyond its Rosemount base, Johnny Cake Business Center emerged as a candidate, according to Opus.

The leased space encompasses 78,045 square feet within the industrial building, including approximately 8,230 square feet dedicated to office, engineering, sales and employee support functions. The remainder of the footprint is devoted to fabrication, assembly and finishing operations.

Extensive Tenant Improvements for Advanced Manufacturing

The buildout at Johnny Cake Business Center went well beyond a standard warehouse fit-out. Opus's development and design-build team worked closely with Bergari to understand the company's operational requirements, future growth plans and specialized manufacturing processes before construction began, according to the firm.

Key infrastructure improvements included preparation of the manufacturing floor for advanced fabrication and assembly operations, incorporating 18 welding stations alongside specialized cutting, forming and finishing equipment. Opus also coordinated electrical infrastructure, compressed air systems and equipment foundations required to support manufacturing equipment sourced from multiple vendors — each carrying distinct electrical, structural and operational requirements.

Material handling was a central focus of the buildout. Opus installed an overhead bridge crane and multiple jib cranes to support the movement of large exhaust and emissions system components throughout the production floor. Additional modifications accommodated welding exhaust, dust collection, paint booth and fire protection systems. A new drive-in loading area was also constructed to enable efficient indoor loading and unloading of finished products.

Opus said it integrated equipment planning into the design and construction process to help ensure the facility would be production-ready as equipment arrived from various suppliers.

Design-Build Model

Opus positioned its design-build capabilities as central to securing and executing the Bergari lease. By working directly with the tenant during the tour and pre-lease phase to map operational requirements onto the existing speculative building, the firm was able to demonstrate how the facility could be transformed to meet Bergari's complex manufacturing needs.
