Origin Investments' $46.3 Million Orlando Nona DST Tops 30% Subscribed as Multifamily Real Estate Platform Surpasses $140 Million Raised

CHICAGOOrigin Investments has fully subscribed two more Delaware Statutory Trust offerings through its Origin Exchange platform and is now directing investor attention to a $46.3 million multifamily real estate offering in Orlando, Florida, the firm announced June 9, 2026.

The company said it has raised approximately $140 million across three completed DST offerings and a fourth active offering — the Orlando Nona DST — since launching Origin Exchange in June 2024. According to Mountain Dell Consulting, a firm that tracks DST investments nationally, Origin Investments is the leading fundraiser specializing exclusively in multifamily DSTs.

Charlotte and Nashville DST Offerings Reach Full Subscription

In May, Origin Investments reached subscription capacity for the Charlotte NoDa DST, a 323-unit Class A multifamily community in downtown Charlotte. The offering totaled $48.5 million. The firm also fully subscribed Queens Wedgewood-Houston — known as Queens WeHo — a 221-unit Class A multifamily community in downtown Nashville, at $44.5 million.

Origin's first DST offering, The Starling, a 300-unit Class A multifamily community in suburban Dallas, Texas, secured approximately $40 million in investments and was previously fully subscribed.

Orlando Nona DST: A 260-Unit Class A Multifamily Community in Lake Nona

With its Charlotte and Nashville offerings closed, Origin Investments is now focused on Novel Nona, a 260-unit Class A multifamily community located at 11850 Narcoossee Road in Orange County, Florida. The Orlando Nona DST offering is sized at $46.3 million and is more than 30% subscribed, according to the firm.

Novel Nona was developed by Crescent Communities beginning in mid-2021, with the last units delivered in mid-2023. The property is currently 94% leased. The community features luxury studio, one- and two-bedroom units in a four-story wood building.

"Novel Nona is a great addition to our portfolio because of the development quality it represents. The original developer focused on connecting with wellness, live-work balance and recreation," O'Shea said. "The quality of the asset and the underlying fundamentals and resident demographics are among the strongest in the Orlando area."

The property's amenity package includes a private clubroom, café, co-working spaces and micro-offices, a fitness club, terrarium and propagation stations, wellness equipment, bike storage and bike share, and a saltwater pool with cabanas and hammocks overlooking a pond, pedestrian trail and conservation area.

Lake Nona Submarket and Rent Growth Projections

Novel Nona is situated in Orlando's Lake Nona area, which Origin describes as one of the market's newest and most active locations. The property is within proximity to the Lake Nona Town Center, Lake Nona Medical Center — a 650-acre health and sciences park — Valencia College, and Tyson's Corner, a 73,000-square-foot retail center.

Origin Investments uses a proprietary suite of machine learning models called Multilytics® to project compounded annual rent growth across the 15 markets where it holds multifamily real estate assets. The firm projects a five-year compounded annual rent growth rate exceeding 4.0% across those 15 markets. For the specific Orlando micro-location where Novel Nona is situated, Origin projects a five-year CAGR of 5.6%.

Origin Exchange allows accredited investors to complete a tax-deferred 1031 exchange of an actively managed property investment for an institutional-quality DST asset.
