Oxford Properties Group and Partners Complete 2.4 Million Square Feet Logistics Acquisition in UK and France

LONDON / PARIS — Oxford Properties Group, AustralianSuper and M7 Real Estate have completed the acquisition of a 31-asset logistics portfolio totaling approximately 2.4 million square feet across the United Kingdom and France. The transaction was made through their joint venture, the European Supply Chain Investment Partnership (ESCIP), the firms announced.

Oxford Properties Group and Partners Expand European Logistics Platform

The newly acquired portfolio includes urban infill and mid-box logistics properties located in Manchester, Leeds, Milton Keynes, Paris and Lyon. The assets were previously managed by Mileway under the ownership of funds managed by Blackstone. The acquisition aligns with ESCIP’s strategy to scale its European logistics holdings, which now total more than 12 million square feet across 116 assets with a gross asset value of approximately €1.4 billion.

Strategic Growth and Market Context

According to the announcement, the transaction represents a milestone in ESCIP’s plan to expand its logistics platform across key metropolitan markets. Over the past 12 months, the joint venture has deployed about €600 million into 40 assets totaling 4.2 million square feet. The newly acquired properties are located in supply-constrained markets characterized by strong demand and rental growth potential.

David Ebbrell, chief executive officer at M7 Real Estate, said the acquisition adds significant scale and income to the ESCIP portfolio and that local teams will focus on value-accretive asset management initiatives. Alicia Peters, vice president at Oxford Properties Group, said the transaction demonstrates the firm’s continued confidence in the resilience and long-term growth of the European logistics sector.

The buyer group comprised ESCIP, M7 Real Estate, Oxford Properties Group and AustralianSuper. The seller group included funds managed by Blackstone, with Mileway serving as the asset manager. The portfolio is classified as Warehouse & Distribution assets under a value-add investment strategy. Financial terms of the transaction were undisclosed.
