SYDNEY — Hale, a Sydney-based vertically integrated logistics manager and developer, announced March 10, 2026, the closing of approximately A$750 million in new equity commitments across two flagship investment vehicles, HCLF2 and HCILF2, with Oxford Properties Group and Warburg Pincus serving as cornerstone investors for the second consecutive fundraising series.
The capital raise draws commitments from a consortium of three global institutional investors. Oxford Properties Group and Warburg Pincus both re-committed after anchoring Hale's inaugural fund vintages, while an additional institutional investor with an established global track record in logistics investing joined as a new partner. The firm did not publicly identify the third investor. Hale currently manages A$3.3 billion in assets under management.
Dual-Strategy Approach to Australian Industrial Real Estate
The new capital will be deployed across two distinct strategies. HCLF2 is structured as an opportunistic fund focused on the development of modern and last-mile logistics facilities in supply-constrained urban markets. HCILF2 is a value-add and core-plus vehicle targeting high-quality income-producing assets and repositioning strategies.

The fundraise comes amid persistent supply shortages across Australian infill industrial and logistics markets. Infill industrial vacancy across key east coast markets remains near historic lows, according to the announcement, while limited land supply in inner-ring locations continues to support rental growth and redevelopment opportunities.
Hale identified several structural demand drivers underpinning the raise, including urbanization, population growth, infrastructure investment, and continued e-commerce penetration. The firm said the dual-track fund structure positions it to capitalize on current market dislocations as well as longer-term sector tailwinds.
