Pacolet Milliken's Bushy Park Lands Alzchem Group for New U.S. Nitroguanidine Production Facility
Alzchem Group AG, a specialty chemicals producer, has selected Bushy Park — a 1,530-acre multi-tenant industrial campus in Goose Creek, South Carolina owned by Pacolet Milliken, LLC — as the location for a new U.S. production facility focused on nitroguanidine. The announcement was made July 8, 2026.
The site selection concludes an extensive evaluation process and marks a significant step in Alzchem's strategy to expand its U.S. manufacturing presence. Bushy Park, a wholly owned subsidiary of Greenville, SC–based Pacolet Milliken, will host the facility under a long-term lease structure designed to support flexible and sustainable development of the site.
Why Bushy Park Was Selected
Bushy Park's selection was driven by its ability to support complex, large-scale chemical manufacturing operations. The campus sits on the Cooper River in Berkeley County, just north of Charleston, and offers an established suite of roughly 35 industrial utilities and services — including steam, nitrogen, compressed air, process water, medical and environmental services, and maintenance and spare parts support.
The site's multimodal logistics infrastructure was also a key factor. Bushy Park operates an onsite rail line and barge slip, and its proximity to the Port of Charleston supports efficient movement of materials. Access to a regional workforce with experience in chemical processing and advanced manufacturing, along with collaboration from Berkeley County and the State of South Carolina, were also cited as factors in the site decision.

Project Timeline and Next Steps
With site selection complete, the project is advancing into Front-End Engineering and Design (FEED), detailed technical planning, and permitting. Construction is currently expected to begin in 2027. The planned investment size and targeted operations start date are undisclosed based on available sources.
Pacolet Milliken noted that the long-term lease structure will support efficient use of the Bushy Park site while enabling the facility's phased development. The project is expected to contribute to continued economic growth in Berkeley County.
Bushy Park's Industrial Platform
Bushy Park currently hosts approximately 10 industrial and manufacturing tenants with a combined workforce of more than 1,200 employees on-site. As an industrial utilities company, Bushy Park's business model centers on providing integrated utility services and infrastructure to heavy manufacturing tenants.
The Alzchem facility will expand domestic production capacity in the nitroguanidine sector, which Pacolet Milliken described as supported by sustained demand driven by evolving global market conditions.
