LEWISVILLE, Texas — July 15, 2026Palladium Group has celebrated the grand opening of Palladium Lewisville, a $30 million mixed-income multifamily community in Lewisville, Texas, that has reached 100% occupancy. The ribbon-cutting ceremony at 305 E. Round Grove Road drew community leaders, elected officials, development partners, and residents, marking Palladium Group's first apartment community in Lewisville.

Project Overview: 90 Units, Mixed-Income Model

Palladium Lewisville comprises 90 apartment homes — 24 one-bedroom, 51 two-bedroom, and 15 three-bedroom residences — structured as a mixed-income community that includes 57 income-restricted units and 33 market-rate units. The project is located in Denton County at an implied development cost of approximately $333,000 per unit.

The community is located near Interstate 35E and State Highway 121, providing access to employment, retail, healthcare, and entertainment throughout the Dallas-Fort Worth region. Amenities include a resident clubhouse, fitness center, resort-style swimming pool, business center, conference room, children's playroom, landscaped outdoor gathering spaces, and professional onsite management.

Capital Stack: PNC and Texas Department of Housing and Community Affairs Lead Financing

The $30 million development was assembled through a multi-layered public-private capital structure. The Texas Department of Housing and Community Affairs provided financing through two programs: the 9% Housing Tax Credit Program and the Multifamily Direct Loan Program (MFDL). PNC provided U.S. Department of Housing and Urban Development Section 221(d)(4) financing, while PNC Real Estate contributed tax credit equity.

Development Team and Delivery

The development team included Treymore Construction as general contractor, Arrive Architecture Group as architect of record, Cross Engineering Consultants, Inc. for civil engineering, law firm Coats Rose, P.C., and non-profit partner Operation Community Care Living.

Resident Molly Salcido offered remarks at the ceremony, noting: "Palladium's mission is 'Changing lives, one apartment home at a time,' and that mission is reflected in the care and dedication shown to residents every day."
