Paul Chung Joins SJP Properties as Head of Acquisitions

Paul Chung has departed Quinlan Development Group to join SJP Properties as head of acquisitions, the New York and New Jersey-based real estate developer and property manager announced July 28, 2026. Chung began the new role in early July.

At SJP Properties, Chung will focus on expanding the firm's portfolio of Class A office, industrial and residential properties across the New York and New Jersey metropolitan area and select Southeast markets. The appointment marks a direct continuation of the acquisitions leadership role Chung held at Quinlan Development Group for more than a year.

Chung's Background and Track Record

Chung brings more than a decade of experience in real estate acquisitions, development, capital markets and asset management spanning multifamily, office, retail, industrial and self-storage properties across New York, New Jersey and the Southeast.

At Quinlan Development Group, Chung sourced and underwrote acquisition opportunities, led due diligence and financing efforts, and managed investments totaling more than $500 million in equity and debt transactions representing over $1.2 billion in total capitalization. He also originated Quinlan's self-storage development platform, established a programmatic joint venture with PGIM, and oversaw the full development cycle across six ground-up projects.

Prior to Quinlan, Chung served as partner and director of acquisitions and capital markets at Solomon Builders, where he oversaw acquisition and capital markets strategies, originated new development opportunities and raised and closed more than $92 million in financing across several projects. Earlier in his career, he held roles at Wildflower LTD, formerly known as Madison Development, and Resources Real Estate, where he began in 2014. Chung holds a bachelor's degree from the University of Pennsylvania.

SJP Properties' Acquisition Strategy

SJP Properties, founded in 1981 by Steven Pozycki, has developed and acquired more than 30 million square feet of real estate and completed $6.5 billion in transactions over nearly 50 years. The firm's vertically integrated platform spans development, investment, construction and asset management, with a current portfolio exceeding 25 million square feet concentrated in the New York/New Jersey metropolitan area and select Southeast markets.

The firm's acquisition focus spans Class A office buildings, industrial properties, residential developments and mixed-use projects, including life science and GMP laboratory facilities. SJP Properties is also active in large-scale industrial development in the Southeast, including the Georgia International Commerce Centre near Savannah, which the firm is co-developing alongside institutional partners Manulife and Atalaya.

Chung's remit at SJP Properties encompasses the full development cycle — sourcing, underwriting, financing and execution — across those asset classes and geographies.

Market Context

The hire comes as leasing activity in prime, Class A office product in New York has strengthened. Leases above $100 per square foot in Manhattan reached an all-time high in 2025, with 313 such transactions recorded — up from 212 the prior year — totaling nearly 6.8 million square feet of luxury office leasing, the strongest level since 2019. SJP Properties' own portfolio includes 11 Times Square in Midtown Manhattan, where tenants including Precise Leads and SIR Capital have recently signed leases.

The New Jersey office market has shown more uneven performance, with leasing volume in early 2025 reaching its lowest level in a decade and an availability rate of approximately 21.1%, underscoring the importance of selective, submarket-specific acquisition strategies in the region.

Industrial demand, while moderating from post-pandemic peaks, remains active in urban infill locations and major distribution corridors, particularly near port markets such as Savannah. Multifamily has also remained among the more resilient commercial real estate sectors, supported by constrained supply in urban cores and continued debt market availability.
