Periskop Partners Appoints New Managing Directors at Warsaw Landbanking Platform Amid Structural Shortage in Polish Real Estate

Periskop Partners AG has named Jacek Wachowicz and Christian Fojtl as the new Managing Directors of Periskop Poland, the firm's Warsaw subsidiary, effective March 1, 2026. The appointments mark a new leadership phase for the platform, which focuses exclusively on land banking activities in Poland's primary urban markets.
The two executives succeed Monika Murawska, who departed at her own request to take on a new leadership role in the real estate sector. Wachowicz and Fojtl join the management board of the Warsaw office, with operational support continuing from Paweł Jastrzębski, whose local transaction experience is expected to ensure continuity.
New Leadership Brings Decades of Polish Real Estate Experience
Jacek Wachowicz brings more than 25 years of experience spanning investment management, project development, and strategic consulting. His career includes positions at Catella Poland, Warsaw Property Partners, Immobel Poland, GTC SA, and Heitman.
Christian Fojtl, who will serve in a part-time capacity, brings over 30 years of experience in the European real estate industry. His background includes roles at Catella Poland, Warsaw Property Partners, and Warimpex Finanz- und Beteiligungs AG. Based in Vienna, Fojtl is expected to serve as a liaison between Periskop Partners' Berlin headquarters and the Warsaw office.
Both executives share prior experience at Catella Poland and Warsaw Property Partners, reflecting familiarity with the Polish investment market.
Structural Shortage in Polish Real Estate Drives Landbanking Strategy
The appointments come as Periskop Partners signals a long-term commitment to Poland, citing a structural shortage of development-ready land in academic metropolitan areas including Warsaw, Kraków, and Wrocław, where demand substantially exceeds available supply.
Lars Meisinger, CEO of Periskop Partners, framed the transition as a deliberate positioning ahead of anticipated shifts in international investor sentiment. Poland is projected to achieve GDP growth exceeding 3 percent in 2026, positioning it among the EU's strongest-performing economies. Periskop Partners acts as investment advisor to a Poland-focused landbanking fund, applying the same strategy as its established German business.
Spatial Planning Reform Adds Regulatory Clarity for Real Estate Development
A comprehensive spatial planning reform is taking effect in Poland that requires all municipalities to introduce binding, digitalized land-use plans — referred to as "General Plans" — replacing previously non-binding development studies. A newly established, nationwide electronic urban planning register will also provide full transparency of all spatial planning acts for the first time.
Warsaw Office Positioned for Portfolio Expansion
With the new leadership structure in place, Periskop Partners said the Warsaw office is expected to play a central role in expanding its landbanking portfolio and developing new investment products.
