Schnellecke Real Estate Sells 49,000-SM Logistics Facility in Sassenburg to Periskop Logistik Fonds, JLL Advises

Schnellecke Real Estate has sold a newly developed logistics and production facility in Sassenburg, near Wolfsburg, to the Periskop Partners, the companies announced June 18. JLL acted as exclusive advisor to the seller in the transaction.
The property, located at In den Rohwiesen 2, comprises approximately 49,000 square meters of rentable space on a roughly 93,000-square-meter site. Schnellecke Real Estate developed and completed the asset over the past two years. The facility carries a DGNB Gold sustainability certification.
Asset Profile and Tenancy
The Sassenburg facility serves as an assembly and logistics center for a long-term automotive manufacturer tenant, which was not identified by name in the announcement.
Financial terms of the transaction, including the purchase price, capitalization rate and financing details, were not disclosed.
Seller's Strategic Rationale
The transaction reflects Schnellecke Real Estate's stated strategy of developing high-quality, sustainably designed logistics properties and positioning them for institutional investors upon stabilization.
"With the successful sale of this property, we underline our strength as a developer of future-proof logistics locations and our ability to realize demanding projects in a targeted manner and position them attractively for institutional investors," said Ludwig Büttenbender, Managing Director of Schnellecke Real Estate.
Schnellecke Real Estate GmbH is a Wolfsburg-based project developer specializing in logistics and industrial properties. The firm is part of the internationally active Schnellecke Group and describes its scope as covering the full value chain — from site analysis and planning through project development to turnkey delivery.
Buyer's Investment Thesis
The Periskop Logistik Fonds is advised by Periskop Logistics GmbH, a subsidiary of Berlin-based Periskop Partners AG. The fund invests in logistics and light industrial real estate across Germany, spanning core new-construction logistics assets, value-add logistics properties and light industrial facilities.
"By acquiring the modern logistics property near Wolfsburg, the portfolio of the Periskop Logistik Fonds is further diversified and strategically strengthened. The property is convincing due to its consistent alignment with ESG standards, security requirements and functionality. It therefore meets the quality requirements of the investment strategy to a particular degree," said Dr. Kilian Mahler, Managing Partner of Periskop Logistics.
Periskop Partners AG, the parent company, advises funds with more than €2 billion in assets under management and a gross development volume of €15 billion. The firm is headquartered in Berlin and maintains offices in Frankfurt, Leipzig, Warsaw and Zug. Its investment activity spans senior living, logistics and development finance, targeting institutional investors, family offices and investment companies.
Advisory Role
JLL advised Schnellecke Real Estate exclusively on the sale.
Schnellecke Real Estate described the sale as a continuation of its strategy to develop and exit high-quality logistics assets, leveraging its operational expertise as a logistics service provider to inform the development of properties suited to both industrial users and institutional capital.
