PGIM Real Estate Fund Completes $73.5M Bronx Multifamily Acquisition, Marking 10th Property Deal
NEWARK, N.J. — May 20, 2026 — PGIM Real Estate Fund, Inc. has completed its 10th property acquisition with the purchase of The Arbor, a 127-unit residential community in the Riverdale neighborhood of the Bronx, New York, at a gross capitalization of $73.5 million. The acquisition brings the fund's total capital deployed to $260 million and its gross property value to more than $632 million, the firm announced.
The deal was structured as a joint venture with Fetner through a sale-leaseback arrangement with the seller, Columbia University. Beginning in July 2026, apartments are expected to be re-leased in two phases as the property transitions to residential use and undergoes a value-add capital improvement program.
Deal Structure and Gross Capitalization
At a gross capitalization of $73.5 million across 127 units, the deal implies a price of approximately $579,000 per unit. PGIM did not disclose a purchase price separate from the gross capitalization figure, nor did it provide financing details.
The sale-leaseback structure involves Columbia University as the seller. Fetner Properties serves as the joint venture partner. Beginning in July 2026, apartments are expected to be re-leased in two phases while the property undergoes a capital improvement program.

Fund Conversion and Investor Access
The Arbor acquisition follows the fund's conversion from a tender offer fund to an interval fund structure, completed on April 30, 2026. The fund continues to be taxed as a REIT. According to PGIM, the conversion is intended to offer shareholders a more transparent and predictable liquidity framework through mandatory quarterly repurchase offers.
The fund's stated investment objective is to provide current income and long-term capital appreciation through a diversified portfolio of private real estate investments. PGIM has positioned the fund as a vehicle for bringing institutional-quality private real estate strategies to a broader investor base.
