Primus Immobilien AG Acquires Berlin Marzahn-Hellersdorf Site for 200+ Rental Apartments
Primus Immobilien AG has acquired a plot at Cecilienplatz 10 and 12 in Berlin's Marzahn-Hellersdorf district, where the company plans to develop more than 200 rental apartments on a site that currently still contains the ruins of a former shopping center. The project will add approximately 13,000 square meters of gross floor area to the developer's Berlin portfolio and push its total pipeline past 2,800 rental units.
Development Plans for Cecilienplatz Site
The approximately 5,000-square-meter plot at Cecilienplatz 10 and 12 will be redeveloped to include more than 200 rental apartments alongside ground-floor commercial space, including a grocery store and complementary local amenities. The project also calls for shared resident amenities such as a fitness room, landscaped outdoor areas, and a rooftop terrace.
According to Primus Immobilien AG, development plans for the site had existed previously but were never realized. A building permit is already in place. The site currently still contains the ruins of a former shopping center.

The Cecilienplatz site is located directly at the Kaulsdorf Nord underground station, providing future residents with access to Friedrichshain in under 20 minutes and to Alexanderplatz in approximately 25 minutes. The transit-oriented positioning aligns with Primus Immobilien AG's broader strategy of developing inner-city residential concepts that emphasize community, sustainability, and digital infrastructure under its "arrive" brand.
Pipeline Growth
The Cecilienplatz acquisition grows Primus Immobilien AG's development pipeline to more than 2,800 rental apartments. Construction has already begun at two other "arrive" locations in Berlin — Pankow and Westend — with additional projects planned in Kreuzberg, Prenzlauer Berg, and Westend.
The financial terms of the acquisition were not disclosed. No financing details were provided by the company at the time of announcement.
