Procaccianti Companies and Rugger Capital Acquire Charleston Harbor Resort; Suntex Takes Adjacent Marina in $182.5 Million Split Deal

MOUNT PLEASANT, S.C. — Procaccianti Companies and its joint venture partner, Rugger Capital, have acquired Charleston Harbor Resort, a 217-key waterfront hotel at 20 Patriots Point Road in Mount Pleasant, South Carolina, while Suntex Marina Investors separately acquired the adjacent Charleston Harbor Marina at 24 Patriots Point Road. The combined transaction was reported at approximately $182.5 million, with the resort accounting for roughly $112.5 million — or approximately $518,000 per key — and the marina changing hands for approximately $70 million, or roughly $152,500 per slip. American Financial Group was the seller of both properties. The parties announced the acquisitions on Sept. 9, 2026.
TPG Hotels & Resorts, the hospitality management affiliate of Procaccianti Companies, will manage the resort. The marina will be owned and operated by Suntex, whose national portfolio now exceeds 100 marinas across 17 states.
A Split-Ownership Structure for a Unified Waterfront Destination
The transaction separates two specialized real estate operating businesses that had historically been presented as a combined resort-and-marina destination. Each property will be managed independently, allowing Procaccianti and Rugger to focus on hotel operations, renovation, and repositioning, while Suntex concentrates on slip revenue, fuel, storage, boat lifts, and marine services.
The resort and marina are situated near the Patriots Point Naval & Maritime Museum and the USS Yorktown, with direct access to Charleston Harbor and proximity to historic downtown Charleston. Together, the properties anchor what the new owners describe as one of the Southeast's premier waterfront destinations.

Resort Renovation and Repositioning Planned
Procaccianti Companies said it will explore a comprehensive renovation and repositioning of Charleston Harbor Resort in the coming months, with the goal of enhancing the guest experience and unlocking long-term value. The firm, founded in 1958, has owned, developed, managed, or financed investment real estate in more than 400 cities across 42 states.
TPG Hotels & Resorts, which is headquartered in Dallas and maintains additional offices in Providence, Rhode Island, New York, Atlanta, and Palm Beach, Florida, brings a historical resume spanning more than four decades and encompassing over 650 branded and independent hotels and marinas comprising more than 68,000 guestrooms in 42 states. The firm's management scope includes luxury, full-service, and select-service hotels, as well as its upscale boutique and independent operations division, INTERA Collection.
Charleston's hotel market provides a supportive backdrop for a renovation-led acquisition strategy. Current market data shows overall occupancy of approximately 72%, a 2% year-over-year increase in average daily rate, and 1% RevPAR growth, reflecting steady demand in the market.
Marina Details and Suntex's Expanding Platform
Charleston Harbor Marina features 459 slips accommodating vessels ranging from recreational cruisers to superyachts, with slips ranging from approximately 33 to 66 feet. The facility includes approximately 17,000 linear feet of dockage, a reported 3,000-foot face dock, 42 cable lifts, and a 24-hour fuel dock.

The Charleston Harbor Marina acquisition adds a large, deep-water coastal facility to Suntex's national network. The company, which specializes in the acquisition, development, and management of marina properties, crossed the 100-property threshold earlier in 2026 following a combination with Windward Marina Group's Florida portfolio that added 13 sites and more than 3,000 slips.
Market Context and Strategic Significance
The transaction reflects continued institutional interest in marinas as specialized waterfront real estate, an asset class characterized by limited slip supply, recurring annual contracts, and ancillary income streams from fuel, storage, service, and boat lifts. The split-ownership model employed here gives each buyer a distinct operating mandate while preserving the potential for coordinated destination marketing between the resort and marina.
Rugger Capital, a private investment firm active across private equity, venture, credit, and real estate, invests in platforms and assets alongside operating partners through market cycles, including distressed and special situations. The firm's involvement in the resort acquisition expands its programmatic relationship with TPG Hotels & Resorts.
The new owners said they intend to invest meaningfully in both properties in the years ahead, deepening Charleston Harbor's role as a destination for visitors, boaters, and the Mount Pleasant community.
