Real Capital Solutions Acquires Naperville Office Building MetroWest for $16.1M in Value-Add Real Estate Acquisition
Real Capital Solutions (RCS) has acquired MetroWest, a 207,714-square-foot, 10-story office building at 55 Shuman Blvd. in Naperville, Illinois, for $16.1 million, the firm announced April 16, 2026. The acquisition price of approximately $77.50 per square foot represents roughly half the $32.5 million the property fetched in 2015 when it was nearly fully leased.
Office Real Estate Acquisition Targets Capital Market Dislocation
RCS, a real estate investment firm with more than 40 years of operating history and approximately $2.7 billion in assets under management across roughly 80 properties, said the purchase reflects its continued focus on acquiring assets where pricing has been driven down by capital market pressures rather than deteriorating property fundamentals.
"MetroWest is exactly the type of opportunity we're focused on," said Adam Abeln, chief acquisitions officer of Real Capital Solutions. "It's a well-located asset that's been repriced due to capital market pressures. We're acquiring it at a basis that allows us to create value through execution. There's meaningful upside already embedded in this asset through leasing and operational execution."
The firm attributed the pricing reset to broader conditions across the office sector, including elevated interest rates, constrained lending, and limited liquidity—factors that have pressured owners facing refinancing challenges and capital constraints.
"Today's environment is about capital becoming more selective," Abeln said. "That's creating opportunities for groups with the experience and resources to act. Our strategy is straightforward: acquire good buildings at the right basis and make them better. We're applying a disciplined approach across multiple assets where pricing has reset and execution can drive returns."
Property Details: Helmut Jahn-Designed Building Along I-88 Corridor
MetroWest is located along the I-88 corridor in DuPage County, within what RCS describes as one of the most established suburban office submarkets in the Chicago metropolitan area. The building was designed by architect Helmut Jahn and features a fitness center, cafeteria, and structured parking.
The property is currently 67.6% leased, with a diverse tenant base anchored by Midwest Orthopaedics at Rush, which occupies approximately 11% of the building under a long-term lease extending through 2034. RCS noted that approximately 40% of the vacant space already includes modernized or move-in-ready suites, which the firm said positions the asset for more efficient lease-up.
No cap rate or loan details were disclosed in connection with the transaction. Newmark's Peter Harwood, Jim Postweiler, Jack Trager, and Mary Gilbank represented the seller.
Repositioning Strategy
RCS plans to implement a targeted leasing and repositioning strategy at MetroWest, capitalizing on the building's existing tenant base, available vacancy, and in-place infrastructure.
The acquisition builds on RCS's existing presence in Naperville, where the firm also owns Naperville Corporate Center. The company said the MetroWest deal is consistent with its strategy of scaling a repeatable investment approach across select U.S. markets, focusing on value-add and opportunistic assets. RCS has acquired and managed more than 400 real estate assets totaling approximately $5.1 billion in acquisition value over its history.
