Redfearn Capital Acquires Tampa Industrial Facility in $4.8M Sale-Leaseback with Century Fasteners Corp.
Redfearn Capital has acquired a 24,777-square-foot industrial facility at 5040 Tampa West Blvd. in Tampa for $4.8 million in a sale-leaseback transaction with Century Fasteners Corp., with Colliers facilitating the deal, the firm announced Sept. 16.
As part of the transaction, Century Fasteners Corp. signed a seven-year lease and will continue operating from the single-tenant facility, which sits on 1.35 acres in Tampa's Airport submarket. The deal equates to approximately $194 per square foot.
Property and Deal Structure
The concrete block building, constructed in 1985, includes approximately 4,000 square feet of office space, 24-foot clear heights, four dock-high loading positions, three-phase power, and parking for automobiles and trailers. Century Fasteners Corp. occupies 100% of the building, with approximately 30 employees working at the Tampa West Boulevard location.
The transaction is structured as a sale-leaseback, allowing Century Fasteners Corp. to monetize the real estate while maintaining operational continuity at the facility. The company employs approximately 270 people across its U.S. footprint and serves more than 5,000 customers in the aerospace, defense, medical, automotive, telecom, and general industrial sectors.

Robyn Hurrell and Kyle Kidd from Colliers, who specialize in industrial capital markets, worked in conjunction with Tom Quinlan and Dominic Hewitt of Colliers' Quinlan Hewitt Industrial Team to facilitate the transaction.
"Given the property's Airport submarket location with exceptionally high barriers to entry, we saw significant interest from the investment community," said Kidd, vice president at Colliers. "Investors continue to seek industrial opportunities that combine strong real estate fundamentals with credible tenancy, and this property delivered both."
Airport Submarket Conditions
Tampa's Airport submarket recorded a 4.7% vacancy rate as of the fourth quarter of 2025. Over the prior year, net absorption reached 218,000 square feet, outpacing 102,000 square feet of deliveries. Average asking rents climbed to $13.98 per square foot during that period.
The property's location gives Redfearn Capital exposure to one of the region's most supply-constrained industrial areas.
Redfearn Capital's Industrial Strategy
The Tampa acquisition fits within a broader industrial investment strategy for Redfearn Capital. The firm completed a $108 million recapitalization of 10 Florida logistics assets spanning more than 900,000 square feet in 2025, and announced an acquisition of a 53-building U.S. industrial portfolio valued at $628 million in partnership with TPG AG U.S. Real Estate in August 2026.
The 5040 Tampa West Blvd. property features dock-high loading, 24-foot clear heights, and three-phase power that support distribution and light manufacturing operations consistent with Century Fasteners Corp.'s aerospace and defense-oriented business.
