Sentinel Real Estate has acquired Talavera Apartments, a 293-unit mid-rise multifamily community in Folsom, California, for $102.5 million, the firm announced Aug. 9. The transaction implies a price of approximately $350,000 per unit for the 2020-vintage asset, which sits roughly 24 miles east of downtown Sacramento.

Deal Overview

The acquisition expands Sentinel Real Estate's footprint in the Sacramento market, where the firm says it has historically owned nine properties and continues to operate two communities in addition to Talavera Apartments. The property comprises four mid-rise buildings offering studio, one-bedroom, and two-bedroom residences.

Talavera Apartments holds a notable distinction in its submarket: it is currently the only elevator-served multifamily community in Folsom, according to the firm.

Individual residences at Talavera Apartments include nine-foot ceilings, wood-style flooring, quartz countertops, walk-in and linen closets, double-pane windows, Google Nest thermostats, stainless-steel appliances, smart entry lock systems, full-sized washer/dryers, and private balconies or patios.

The community's amenity package includes a swimming pool and spa, a 24-hour fitness center, a grilling and picnic area with fire pits, a clubhouse and entertainment spaces, a catering kitchen, a DIY workshop, a bike repair shop, a dog spa, resident garages, EV charging stations, electronic parcel lockers, storage lockers, and valet waste disposal service.

Location and Economic Drivers

The property is located near US-50, providing connectivity to downtown Sacramento, El Dorado Hills, and Rancho Cordova. Sentinel cited an expanding healthcare and technology employment base in the immediate area, noting that more than $327 million of additional development is underway within two miles of the property, projected to bring over 4,000 new jobs to the area.

Nearby retail destinations include the Palladio luxury lifestyle center and Broadstone Marketplace, which together offer two grocery stores, 50 restaurants, and more than 100 retailers and services within a seven-minute walk of the property.

Folsom has been ranked the No. 1 Place to Live in California for 2025–2026 by U.S. News & World Report. The Folsom Cordova Unified School District has been ranked the No. 1 Best School District in Sacramento County by Niche.com. The area also supports an outdoor lifestyle through more than 80 miles of paved multi-use biking and walking trails, with an additional 30 miles planned south of US-50.

The $350,000-per-unit price reflects continued investor appetite for newer-vintage suburban multifamily assets in markets with strong school districts and household formation trends. The 2020 construction date reduces near-term capital expenditure requirements relative to older assets.
