Sentinel Real Estate has acquired Willow Apartments, a 158-unit luxury multifamily community at 5600 Meadows Road in Lake Oswego, Oregon, for $66 million, the firm announced July 30. The transaction implies a price of approximately $417,000 per unit for the five-story property, which was completed in 2024.

Located roughly 9.5 miles southeast of Downtown Portland along the Kruse Way office corridor, Willow Apartments offers one-, two- and three-bedroom residences with contemporary finishes and a broad amenity package. The property provides convenient access to Interstate 5 and Highway 217, connecting residents to the broader Portland metropolitan area.

Property Features and Amenities

Willow Apartments is a Class A multifamily asset featuring multiple indoor lounge areas, a sky lounge, coworking spaces, a fitness center, outdoor gathering areas and an outdoor kitchen. Additional amenities include EV charging stations, secured storage and a pet grooming spa. An outdoor lounge with firepits, a grilling station and wooded views rounds out the property's offering.

The coworking spaces and EV charging infrastructure reflect broader industry trends in institutional multifamily, where operators have increasingly incorporated flexible work-from-home accommodations and sustainability-oriented features to support occupancy and justify rent premiums over older housing stock.

Sentinel's Acquisition Rationale

"Willow Apartments aligns with our strategy of acquiring high-quality rental communities situated in markets characterized by limited supply, strong population growth and positive economic fundamentals," said George Tietjen, Managing Director of Sentinel Real Estate. "Lake Oswego is one of the most affluent and supply-constrained submarkets in the Greater Portland metropolitan area, and we believe the property's modern design, quality construction and extensive amenity package position it well to benefit from sustained renter demand."

Sentinel's stated investment strategy centers on core acquisitions in submarkets where new multifamily supply is limited and long-term demand drivers remain intact. Lake Oswego, an affluent suburb with meaningful barriers to new development, fits that profile. The Kruse Way corridor has historically served as one of the region's established suburban office nodes, home to corporate, financial services and professional tenants, providing an employment base that supports nearby residential demand.

Market Context

The acquisition comes as U.S. multifamily fundamentals show modest softening at the national level. Overall multifamily occupancy stood at approximately 93.2% in the first quarter of 2025, with Class A stabilized occupancy at roughly 92.3%, reflecting some pressure from elevated new deliveries in certain markets. High-income suburban submarkets with constrained supply pipelines have generally maintained tighter vacancy conditions relative to urban cores and high-delivery corridors.

As a 2024 delivery, Willow Apartments is likely in the late lease-up or early stabilization phase. Sentinel's emphasis on Lake Oswego's supply constraints and economic fundamentals suggests the firm's business plan is oriented toward long-term core cash flow and appreciation rather than a value-add repositioning strategy.

The broader commercial real estate landscape provides additional context for the deal's timing. National office vacancy reached approximately 19.6% in the first quarter of 2025, with downtown central business districts experiencing near-record vacancy levels. Multifamily, particularly in higher-income suburbs where homeownership affordability barriers keep renters in professionally managed communities, has remained one of the more defensive asset classes in that environment.

About the Transaction

The seller and financing terms for the Willow Apartments acquisition were not disclosed. The deal was reported by the Portland Business Journal and Commercial Real Estate Direct. Willow Apartments is marketed under the brand Willow LO and operates a dedicated website at willowlo.com.

Sentinel Real Estate maintains a broader multifamily portfolio and has pursued acquisitions in markets across the United States and internationally, including build-to-rent development activity in Australia.
