Speed Bay Warehouse Solutions Acquires 254,915-SF Silver Star Commerce Center in Orlando; JLL Represents Long Wharf Capital and Denholtz
ORLANDO, Fla. — Speed Bay Warehouse Solutions has acquired Silver Star Commerce Center, a 254,915-square-foot, eight-building light industrial park in Orlando's Northwest Orange County submarket, JLL Capital Markets announced July 20, 2026. JLL represented the sellers, Long Wharf Capital and Denholtz, in the transaction.
Property Overview: Eight Buildings on Nearly 20 Acres
Silver Star Commerce Center sits on approximately 19.48 acres in Orlando, placing it minutes from Downtown Orlando and within close proximity to Interstate 4, Florida's Turnpike, State Road 429 and U.S. Route 441. JLL noted the road network provides access to more than 3.2 million people within a 60-minute drive.
The eight buildings feature a rear-load design with both dock-high and grade-level loading capabilities. Clear heights range from 18 to 20 feet, and truck courts average 120 feet. The complex includes multiple dock-high doors and drive-in access points, along with modern building systems including sprinkler protection, RTU and split-system HVAC and LED lighting. Tenant suite sizes range from 2,400 to 32,000 square feet.
Long Wharf Capital and Denholtz completed nearly $1.5 million in capital improvements over the past three years, including repaved parking lots and make-ready work on select bays, positioning the asset ahead of the sale to Speed Bay.
Tenancy and Leasing
The property was 95% occupied at the time of the transaction, according to available data. Notable tenants include Buca Interior Solutions, Kitchen Saver and Pye-Barker Fire & Safety.

Speed Bay's Shallow-Bay Strategy Drives Orlando Entry
Speed Bay Warehouse Solutions is a vertically integrated real estate investment and operating platform focused exclusively on shallow-bay, multi-tenant light industrial real estate. The Denver-based firm was founded in 2024 by Evan Zucker and Jimmy Mulvihill, the entrepreneurs behind Black Creek Group, a real estate investment management firm acquired by Ares Management in 2021. Speed Bay's senior management team carries an average of approximately 30 years of experience in the industrial sector, according to the company. The firm maintains regional offices in Dallas, Atlanta and the Northeast, with personnel in Philadelphia, Phoenix and Tampa.
