Stockdale Capital Partners Launches Multimillion-Dollar Renovation of 1.1M SF Retail Real Estate Center in Denver

Stockdale Capital Partners has begun construction on a multimillion-dollar renovation of The Shops at Northfield, a 1.1-million-square-foot retail real estate center in Denver, the firm announced March 23, 2026. The property will be rebranded as Avenues at Northfield upon completion, with the project targeting a finish date ahead of the 2026 holiday season.
Renovation Scope and Key Components
At the center of the renovation is the transformation of a quarter-mile of roadway — currently running through the heart of the property — into a 6,000-square-foot pedestrian-focused community space. The new amenity will feature a children's play area, expanded dining spaces, and programming space for community and culturally focused events, including concerts, kids' clubs, and free wellness and fitness classes.
Additional components of the project include a public green space on Main Street with landscaping and children's play amenities, a new drop-off and arrival experience, modernized property aesthetics featuring new furniture and expanded walkways, elevated landscaping, new wayfinding, and a placemaking strategy designed to introduce year-round community programming.
"The center's new brand and identity reflects the role the center plays in the community — where the intersection of 47th and 48th Avenue will converge with a newly modernized pedestrian-only Main Street to create a vibrant community hub for Central Park and the broader community upon the project's completion," said Bastian Peters, Managing Director of Retail for Stockdale Capital Partners.
Leasing Activity and Tenant Roster
Since acquiring the property in 2022, Stockdale Capital Partners has executed leases totaling more than 350,000 square feet at the center, which originally opened in 2005. American Eagle opened at the property in January 2026, while MINISO and 3 Margaritas — a locally owned Mexican restaurant — are slated to open in spring 2026.
Stockdale has also secured Wayfair, Inc. and Life Time to occupy the spaces formerly held by JCPenney and Macy's. Wayfair's location — described as its first brick-and-mortar store in the Mountain West region — is on track to open in the fourth quarter of 2026. Life Time, a luxury athletic club featuring resort-style amenities, along with a new national grocer, is expected to open in 2027.

Design Team
The design team for the renovation includes Cooper Carry as architect, Lifescape Colorado as landscape architect, and CSI Construction Company as general contractor.
Stockdale Capital Partners acquired the property in 2022 and has since pursued leasing activity alongside the renovation. The center is located at the intersection of 47th and 48th Avenues in Denver's Central Park neighborhood.
