Stonelake Capital Partners Signs 25,000-SF Office Lease with Texas Capital at 415 Colorado in Downtown Austin
AUSTIN, Texas — Stonelake Capital Partners has signed an office lease with Texas Capital for more than 25,000 square feet at 415 Colorado, a 47-story mixed-use tower in downtown Austin, the firm announced April 22, 2026. The transaction brings the building's Class-AA office component to approximately 50% leased.
Office Lease Details at 415 Colorado
Texas Capital, a full-service financial services firm headquartered in Texas with commercial banking, corporate banking, investment banking, consumer banking, and wealth management capabilities, will occupy the entire 17th floor and a portion of the 16th floor at 415 Colorado. The leased space represents approximately 25% of the building's 110,000 square feet of office inventory.
Craig Wilson and Randy Cooper of Stream represented Texas Capital in the transaction. Stonelake Capital Partners, which owns and developed 415 Colorado, represented itself in the deal, with Will Jenkins and Kenneth Aboussie, Jr. leading lease negotiations on behalf of the landlord.
415 Colorado: A Mixed-Use Tower in Downtown Austin
415 Colorado received its final Certificate of Occupancy in August 2025. The tower includes 110,000 square feet of Class-AA office space and 328 luxury residential units. The residential component is approximately 80% leased, with the building targeting 95% residential occupancy by summer 2026.
The property was recognized as the Commercial Development of the Year by CoStar in March 2026. The building features a dedicated office environment with its own lobby, elevator access, and amenities separate from the residential floors. Office tenants have access to an 18th-floor amenity suite that includes a fitness center with locker rooms, a conference center, a terrace lounge, and collaboration space, as well as the High Bar event space and lounge on the 46th floor.
In January 2026, Swedish Hill — a hospitality concept operated by MML Hospitality — opened on the ground floor of 415 Colorado, offering specialty coffee, fresh-baked goods, and an all-day dining menu to residents, office tenants, and the surrounding community.
Office Occupancy and Remaining Availability
With the Texas Capital lease in place, current office tenants at 415 Colorado include Stonelake Capital Partners, Edelman, Tree Line Capital Partners, and Valterra Partners. Together, these tenants bring the office component to approximately 50% leased.
Approximately 34,000 square feet of contiguous office space remains available across floors 15 and 16, which Stonelake has described as suitable for a large tenant. Multiple spec suites ranging from 4,000 to 11,000 square feet are also available. Leasing inquiries are being handled by Bo Beacham and John Barksdale of CBRE.
