Stream Realty Partners Represents SWI Valve International in 33,280 SF Industrial Real Estate Acquisition in West Houston

Stream Realty Partners has represented SWI Valve International in the acquisition of a 33,280-square-foot industrial facility at Heritage West (Building 1), located at 1045 Heritage West Drive in Katy, Texas, within the West Houston submarket. The transaction was announced April 20, 2026.
SWI Valve International acquired the property for its own operations. The building, part of a three-building business park developed by a partnership between Urban Companies and Insite Realty Partners, delivered in March 2026.
Transaction Details and Industrial Real Estate Brokerage Team
Stream Realty Partners Managing Director Tyler Maner and Senior Associate Will Mason led the real estate acquisition on behalf of the buyer. According to the firm, the team identified and secured the standalone facility under contract prior to construction completion.

Property Specifications
The newly constructed facility features 28-foot clear height, multiple dock-high doors, and a large truck court. Stream Realty Partners described the building as providing efficient functionality for distribution and operational use, situated within what the firm characterized as one of Houston's most active industrial corridors.
