SPRING, Texas — Stream Realty Partners has secured a full-building prelease at Summit Grove Business Park, a two-building, 215,891-square-foot industrial development located at 21737 and 21811 Holzwarth Road in Spring, Texas, the firm announced Aug. 12. The transaction brings Building Two, totaling 90,961 square feet, to full occupancy ahead of the project's scheduled completion later this month.

The tenant, a manufacturer of precision-machined parts, seals, and equipment for the oil and gas industry, will occupy the entirety of Building Two. Garrett Thomas and David Munson of Cushman & Wakefield represented the tenant in the transaction.

Deal Team and Representation

Stream Realty Partners represented ownership on the leasing side. Managing Director Tyler Maner, along with Vice Presidents Abraham Richardson and Grant Wisenbaker, led the ownership representation. The broader Industrial Development Services team for the project includes Executive Managing Director & Partner Justin Robinson, Senior Director Tyler Wellborn, Associate Director Kristina Gibson, Director Craig McKenna, and Development Analyst Camryn Wisenbaker. Investment Management services were led by Executive Managing Director Mustafa Ali and Associate Tricia Larsen.

Property and Location Details

Summit Grove Business Park is positioned in North Houston with immediate access to the Grand Parkway and connectivity to Interstate 45, providing access to The Woodlands, Spring, Conroe, Tomball, George Bush Intercontinental Airport, and Houston's major distribution corridors. The development was built by Stream's Industrial Development Services team.

Building Two, now fully preleased, totals 90,961 square feet. Building One, the remaining available structure, totals 124,930 square feet and features a rear-load configuration, 32-foot clear height, 47 dock-high doors, and two drive-in ramps. Its design is intended to accommodate a range of logistics, distribution, and manufacturing users.

Market Context

The prelease of Building Two before the project's delivery reflects continued demand from industrial occupiers for newer, well-located product in North Houston. The tenant's connection to the oil and gas supply chain aligns with the broader Houston industrial ecosystem, where energy-adjacent manufacturing users have continued to support demand for modern industrial space near major transportation corridors.

The transaction also illustrates a pattern common in industrial leasing: prelease conversions often occur as buildings near completion and tenants finalize occupancy schedules. Building Two's full prelease ahead of delivery de-risks that portion of the project, while Building One's 124,930 square feet remains on the market. The tenant name, lease term, and rental rate were not disclosed in the announcement.
