Stream Realty Partners Secures Over 35,000 SF in Leases at Nashville's 5 City Office Tower

NASHVILLE — A newly delivered Class A office tower in Nashville has signed more than 35,000 square feet of leases in the past 60 days, according to an announcement from Stream Realty Partners, the national commercial real estate firm serving as landlord representative for the project.

The building, known as 5 City, is a 344,000-square-foot, 15-story tower located between Nashville's Midtown and West Nashville neighborhoods. The property was delivered in the third quarter of 2025 and is owned by Convexity Properties, a DRW Company.

Key Lease Transactions at 5 City

The recent leasing activity includes a 16,116-square-foot lease by Dickinson Wright, a national law firm relocating from downtown Nashville, and a 9,954-square-foot lease by Nephila Advisors, an investment management and financial advisory firm. Both tenants were represented by JLL.

Additional tenants include Jay-Bee Oil and Gas, which is opening its first Nashville office, and Precision Field Services, a mortgage services and property preservation business — both represented by CBRE. A San Francisco-based music label and publisher is also establishing a Nashville presence at the property, represented by Kasa.

Amenities and Retail Leasing

The building's amenity package includes an exclusive outdoor terrace, a tenant lounge, a training and conferencing center with seating for up to 100 people, an on-site management office, electric vehicle charging stations, a fitness center, spa-quality lockers and showers with towel service, bike storage, and grab-and-go food options. The property also features approximately 18,000 square feet of on-site retail, restaurant, and fitness space.

Retail leasing at the project is being led by Foundry Commercial Vice President Liz Craig. Current retail tenants include Pause Studio, a wellness and recovery studio, and Yard Gym, a boutique strength and conditioning facility. Bills Avenue Dental has also joined the tenant roster, relocating its practice — formerly known as Hillsboro Village Dental — to the property.
