Subtext, Clarion Partners and Peninsula Investments Group Break Ground on 784-Bed VERVE Lexington Student Housing Community

LEXINGTON, Ky. — Subtext has broken ground on VERVE Lexington, a 460,136-square-foot, 784-bed student housing community located directly across from the University of Kentucky at 185 E. Maxwell St. The project is being developed in partnership with Clarion Partners and Peninsula Investments Group, with Pacific Life serving as lender. Delivery is scheduled for summer 2028.
Project Details and Amenities
VERVE Lexington will comprise 275 units across one- through four-bedroom layouts, yielding an average of approximately 2.85 beds per unit — a mix consistent with student housing weighted toward multi-bedroom configurations. The development will encompass more than 19,000 square feet of indoor amenity space and more than 15,000 square feet of outdoor areas.
Planned amenities include a second-floor terrace with a pool and clubroom, dedicated study environments, and fitness and wellness facilities. The project will also feature a publicly accessible coffee shop integrated into the lobby, intended to serve both residents and the surrounding neighborhood. The site sits two blocks from downtown Lexington, placing residents within walking distance of academic, athletic and student-life facilities as well as downtown retail, dining and entertainment.

The project team includes Southern Building Group as general contractor, KTGY as architect and interior designer, and EA Partners as civil engineer.
Qualified Opportunity Zone Investment
VERVE Lexington is located within a Qualified Opportunity Zone, a designation that factored into Clarion Partners' investment rationale for the project. Clarion Partners manages more than $73 billion in total real estate and debt assets and reported investments in more than 170 Qualified Opportunity Zone properties as of June 30, 2026.

Peninsula Investments Group, headquartered in Miami, specializes in student housing and residential real estate and has invested in more than 41,500 beds across more than 14,200 units in 22 U.S. states and the United Kingdom.
Market Context: Enrollment Demand and Housing Supply
The University of Kentucky enrolled more than 38,000 students in the 2025–26 academic year. The university operates approximately 8,500 on-campus beds across 19 residence halls, meaning on-campus capacity represents a fraction of total enrollment and leaves substantial demand for private off-campus housing. Lexington's broader housing market has been characterized by constrained supply, with local estimates pointing to a need for more than 22,000 additional housing units in the market.
VERVE Lexington is one of two Subtext student housing communities underway near the University of Kentucky. In August 2026, Subtext acquired the site for EVER Lexington, a planned 520-bed community at 565 S. Limestone St. on the opposite side of campus. That site, assembled from five parcels totaling approximately 0.83 acres, was acquired for $12.2 million. EVER Lexington is planned as a seven-story building with 149 units, approximately 4,000 square feet of ground-floor retail, and amenities including a pool deck, sauna, and study and wellness spaces.
Together, VERVE Lexington and EVER Lexington are expected to add more than 1,300 beds in walkable locations on opposite sides of the University of Kentucky campus.
